Location

The village in Weybourne is one of the most unspoilt and historic villages along the North Norfolk coastline. An old fishing village, with the remains of a 13th century Augustinian Priory, the cottage has evolved but retained its identity and charm. This is epitomised by the excellent ‘The Maltings’, a restaurant/pub/hotel created from the former village Maltings and grain store, and done in a style and tone that benefits the area. The village has a further gastro pub, ‘The Ship’, a village store and café, and even a restored steam train line to the south of the village, which runs between Sheringham and Holt and recently famous for its Christmas light display. The village has a shingle beach, ideal for any sea swimmers, with the coastal path leading on to seemingly endless picturesque walks, with bird watching, public houses, galleries, and seal watching en route.

The village is almost equidistant between the local towns of Sheringham and Holt. The latter is well known for its array of boutique and lifestyle shopping, delicatessens, art galleries, antiques, and restaurants up to Michelin starred. Both towns have supermarkets, GP surgeries, and leisure facilities.

Description

Bird Cottage is a quintessential coastal cottage. With its warm brick and flint exterior, synonymous with this part of Norfolk, the cosy and comfortable interiors, and the location in a great village with excellent pub and direct access to the shingle beach. It is the ideal position to fulfil a coastal lifestyle.

The cottage is as charming inside as it looks from the outside. Having been the subject of a thorough refurbishment by the current owners, it has a pleasing mix of old and new detail, from shuttered windows to new flooring, replaced light fittings to updated radiators. Further enhancements have included a new externally sited boiler.

The rooms have a lovely natural light through the many windows and a blend of cosy and open areas, resulting in a cottage that suits all seasons. At the heart of it all is the living room, a spacious room for a cottage, with clear view wood burner, making for a comfortable and inviting room. The kitchen is another pleasant surprise, with high vaulted ceilings and a freshness thanks to the new shaker style cabinetry by Wren kitchens, hiding integrated appliances such as dishwasher and washing machine. The layout of the this end of the house works so well as the kitchen is part open plan to a dining area at one end, whilst at the other glazed doors lead straight out to the enclosed garden. The cottage is well arranged for practical day to day living, as well as visiting for a holiday.

Upstairs, the stylish interiors continue with a generous principal bedroom, with exposed brickwork, accessed from a landing that continues to a second bedroom with twin beds, and the well fitted family bath/shower room. Usefully, there is also a WC on the ground floor.

Gardens and Grounds
At the front of the house, a garden gate between a low brick and flint wall leads into a cottage garden, with gravelled path leading up to the front door under a tiled porch.

The main garden is behind the house, providing a peaceful and private space to enjoy. Entirely enclosed, with woodland behind, the garden has been designed with ease of maintenance in mind. The garden is mainly gravelled, with a paved area covered by a wooden pergola. Within the garden are a pair of useful sheds, and a shrub border for colour.
