RENTAL CONDITIONS (to be included with any promise to lease):

1. Proof of financial solvency, proof of employment and letters of reference must be provided within 5 days after acceptance of the promise to lease, and to the LESSOR's satisfaction.

2. The first month's rent will be paid upon signing the lease.

3. Proof of insurance, including civil liability of at least $2,000,000, must be provided before the move-in date

4. The LESSEE is responsible to abide by all building rules and costs related to moving and relocation as may be required by the syndicate.

5. Certain pets may be allowed at the sole discretion of the LESSOR.

6. It is strictly forbidden to use, cultivate, smoke or vape tobacco, cannabis or any other illegal substance in the apartment and building common areas.

7. No Airbnb or similar short-term subletting will be tolerated. All sublets of less than 6 months will be considered a violation of the rental agreement which may result in termination of the lease.

8. The LESSEE is responsible for any damage caused to the private and common areas due to negligence and/or neglect.

9. No modification to the property is allowed without the LESSOR's written consent.

10. At the end of the rental period, the unit must be returned in the same condition as at the time of location.
