Location

Inisheer occupies a discreet position just outside the picturesque East Neuk village of Kilconquhar. Kilconquhar is a conservation village in the East Neuk of Fife, dating back to the 12th century. The village lies next to Kilconquhar Loch, which is a Site of Special Scientific Interest, which is home to an abundance of birds and wildfowl.

Kilconquhar Castle Estate provides a wide range of activities, including a swimming pool, play parks, tennis courts, and an equestrian centre where you can enjoy riding lessons and pony treks through the countryside. The Estate also offers accommodation and two restaurants. The village restaurant, Kinneuchar Inn, was recently awarded Best Local Restaurant in Scotland 2023 by The Good Food Guide.

Many outdoor pursuits can be enjoyed in the surrounding area, from scenic walks to the renowned sandy beaches, water sports, and sailing at Elie. Elie has an 18-hole golf course, a short course, driving range and tennis courts. The Ship Inn in Elie overlooks the harbour. Other golf courses in the area include Crail, Dumbarnie, and Kingsbarns. St Andrews, The Home of Golf, is about 11.6 miles away and offers the world famous Old Course.

Edinburgh and its airport are accessible via the A92 dual carriageway from Kirkcaldy to the M90 and the Forth Road Bridge. Dundee Airport is only 24 miles to the north. A new railway station at Leven was opened in June 2024 and offers journeys into Edinburgh in just over an hour

Description

Inisheer is approached via a drive leading directly to the property and providing parking for several vehicles, along with a single garage.

The house is entered through a welcoming front porch, which opens into a central hallway. To the left is the kitchen/dining room, a cosy and well-appointed space featuring built-in storage and two large windows that flood the room with natural light. Just off the kitchen is a newly decorated shower room, fitted with a freestanding shower and a neatly concealed utility cupboard. A rear door from this area provides access to the garden.

Adjacent to the kitchen is Bedroom 4, a flexible room that could easily be adapted for use as a home office or study. Leading on from here is the sitting room, a generous and comfortable space centred around a log burner, with large windows offering attractive views to both the south and north over the garden.

To the right of the entrance hall is Bedroom 3, a cosy room with a large south-facing window. On the first floor are two further bedrooms, both double rooms enjoying southerly views and benefiting from useful eaves storage.

Outside, Inisheer boasts a sheltered and fully enclosed garden with a level lawn to the north, complemented by a small patio area and a coal cellar. The front garden features a modest grassed area overlooking the church.
