Description

Built in 1998 by Manor Kingdom, 7 Carlingnose View has only had one owner. It sits on a quiet no through road, offering a peaceful coastal setting, in a friendly community and with an easy commute into Edinburgh.

A well kept driveway framed by two mature silver birch trees leads to the house. The accommodation extends to almost 2519 square feet over two levels, with a mezzanine in between. The owners have recently upgraded the kitchen, bathrooms and living areas, and a new front door was fitted in August 2023. There is an integral double garage along with landscaped gardens to the front and rear.

The reception hall gives access to all the ground floor rooms, and an open plan layout gives an easy flow through the family room, the newly fitted kitchen and breakfast area, and the adjacent dining room. The kitchen has been fully renovated with quartz worktops, integrated Siemens appliances, soft close brown oak cabinetry, a Quooker tap, and a useful drinks fridge. Italian ceramic tiles run through to the breakfast area, and sliding glazed doors open directly to the rear garden. The family room is bright with a south facing window and contemporary décor. Here, the newly laid seagrass carpet continues through the ground-floor accommodation and into the adjacent dining room, where a custom built, floor-to-ceiling bookcase runs the length of the room.

On the ground floor there is also a modern WC, a utility room with integrated washing/drying appliances and access to the garage, plus a useful understairs cupboard.

A handsome hardwood staircase leads to the split level mezzanine, where a sitting room enjoys views across the Firth of Forth from a Juliet balcony. This room has beech laminate flooring, a gas fire and south and west-facing windows which fill it with light.

Upstairs, a bright landing leads to four bedrooms, the principal with built in hardwood wardrobes spanning the length of one wall, and an en suite shower room. The remaining bedrooms share a large family bathroom tiled in Italian ceramic, and with a walk in shower and contemporary bath. One of the bedrooms is currently arranged as a study, and another features a run of three windows overlooking the garden. A new wool carpet was fitted throughout the entire upper floor in 2025.

There is useful storage in the attic, the boiler cupboard and the double garage.

The rear garden has been thoughtfully designed by Twig Garden Design Scotland to be enjoyed throughout the year, with a mix of lawn, decking and mature planting, including a beautiful 28 year old acer tree and a bamboo hedge. A pergola creates a lovely outdoor dining area, framed by established clematis climbers, which also grow around an additional decked seating area at the end of the garden. A striking piece of Corten steel art adds another dimension of interest and a rectangular ornamental pond sits at the centre of the garden and is fed by a pump. There are also raised beds along the eastern side of the house for growing herbs and vegetables.

Take an immediate left onto Carlingnose Way, and continue for aprox. 140m, then turn right onto Carlingnose View. The house is the fourth on the left (aprox. 70m).
