The village of Chinnor can be found about a mile to the north west and benefits from having a church, post office, primary school, public houses, a garage/ small super market and other local stores. A more comprehensive range of amenities can be found nearby in Princes Risborough, Aylesbury and Oxford.

The Chiltern Hills stretch from the River Thames in Oxfordshire to Hitchin in Hertfordshire and are nationally-protected as some of the finest countryside in the UK. Encompassing bluebell woods, rolling hills and ancient woodland, the area is well-known for wonderful walks, pretty villages and country public houses. There are also opportunities for fine dining at Le Manoir Aux Quat'Saisons in Great Milton (about 12 miles distant) and in the nearby towns Marlow, Old Amersham and Bray, the latter renowned for Blumenthal's The Hinds Head, The Fat Duck and Roux's The Waterside Inn restaurants. Description

Westdown House is a beautifully presented modern country house commanding far reaching countryside views. Ground Floor

To the front of the house are two formal reception rooms, divided by solid timber double doors that can be opened to provide a substantial entertaining space. The kitchen has a central island, electric Aga and dining area with two sets of French windows opening onto the terrace. This leads to the family room that was added in 2007.

First & Second Floors

There are four bedroom suites with fitted wardrobes on the first floor including the principal bedroom suite that opens onto a terrace. There are two further bedrooms and a bathroom on the second floor.

Outside is an independently accessed cellar, that has a spiral staircase that descends to a wine store.

Gardens & Grounds

Westdown House is approached through electric gates over a Beech tree lined private driveway. The formal gardens surround the house and are mainly laid to lawn with a number of specimen trees and shrubs. There are two ponds that are fed by a pumped stream which links the two features. Steps from the garden lead up towards the woodland to a viewing gallery, which enjoys panoramic and far reaching views. The gardens attract a variety of wildlife including red kites, pheasants, foxes and deer.

Outdoor Amenities

The old tennis court is now laid to grass and has previously had planning permission approved for a 30m x 12m outdoor swimming pool. Below the house and approached over the main drive is a substantial brick and flint former stable block converted into a versatile space including a gym/studio, kitchen, shower room, sauna, games room and integral double garage. There is also a large agricultural barn with three electric roller shutter doors.

Equestrian Facilities

The yard was built in 2009 and provides excellent and well-maintained equestrian facilities. Fitted out by Scotts of Thrapston, there are six stables with haybars and automatic water drinkers. Additional facilities include a feed room, hay store, rug room, tack room, and a kitchenette with W/C. The outdoor arena extends to 24m x 60m and is by Aztec Arenas. Above the stables is a self-contained groom's flat including a sitting room, kitchen, dining area, bedroom and bathroom.

Land & Access

To the east of the house the land is divided into post and railed grazing paddocks, all with water connected. Below the house is another field with direct access onto The Ridgeway. There is also direct access to Bledlow Great Wood as well as Chinnor Hill Nature Reserve, offering a network of bridlepaths and footpaths.

From London: Take the M40 motorway westbound and leave at Junction 6. At the end of the slip road you reach a T-junction — turn right onto the B4009 towards Watlington and Chinnor. Stay on the B4009 into Chinnor, pass the Co-op on your left, then turn right at The Crown mini roundabout. Follow the road up Chinnor Hill. Around 200 yards after crossing the Ridgeway, the entrance to Westdown House is on the left and set back from the road, opposite two brick and flint cottages.
