Location

Gravel Pit Farm is situated in a tucked away setting just off the main street and so within easy walking distance to amenities of the village. Laxfield forms a focal point for the surrounding area and contains a good range of local facilities including a primary school, general stores, Post Office and garage, as well as the renowned Low House pub. The historic market town of Framlingham is about 7 miles to the south, offering an excellent range of shopping, recreational and educational facilities in both the public and private sectors. The Suffolk Heritage Coast is easily accessible some 15 miles to the east. InterCity services run regularly from the county town of Ipswich, which lies 22 miles to the southwest, to London's Liverpool Street Station. The market town of Diss, 12 miles to the north west, also offers regular Intercity services to London's Liverpool Street and to Norwich.

Description

Gravel Pit Farm is a delightful brick and timber framed village house in a lovely setting. The house is approached via a side hall with recess and plumbing for a washing machine. The cloakroom is to one side with WC and wash basin. Half glazed door into the kitchen with a comprehensive range of base and wall mounted units, tiled floor, cooker range with gas hob, extractor over. Open studwork through to the front breakfast room with Rayburn and deep cupboard. The original front hall of the house has a straight staircase to the first floor and a door to the charming sitting room with central fireplace with wood burner, display alcove with cupboard beneath. Beyond is the dining room which connects back to the kitchen and also has twin doors into the garden room.

First Floor
A small landing leads to the charming bedrooms, three of which are double and a single with airing cupboard and a well fitted family bathroom located at the far end of the landing.

Outside
The house is set well back from the lane in a delightfully tucked away setting in the heart of the village. A long driveway leads to the side of the house with a parking area. A gate opens into the front garden with the elevation adorned by wisteria and climbing roses. The front lawn has several established fruit trees and backdrop of the church. A further gateway leads to the side terrace garden with a sunken pond and a tiered terrace which fronts the garden room of the house. To one side is the studio, raised vegetable beds and greenhouse. To the rear of the house is a further single storey brick and tiled outbuilding comprising a garden store, workshop area with a further store/home office to the front and small store.
