Location

Birkenshaw is one of four houses built on the hillside in Weem in about 2011. Its elevated position means that it has wonderful views across the Tay valley to the hills beyond. The house is only a mile from Aberfeldy town centre and has a peaceful and private location in the small community of Weem.

Aberfeldy has most essential services, including a medical centre. The town has a great selection of independent shops, cafés, galleries and restaurants, as well as the Birks cinema which hosts a variety of community activities. Breadalbane Academy provides nursery to sixth year secondary education and a community campus.

Aberfeldy’s nine hole golf course - with its impressive new clubhouse - is nearby, with additional courses at Strathtay, Kenmore, Taymouth Castle, Dunkeld and Pitlochry. Water sports can be enjoyed on local lochs and rivers, including the notable rapids at Grandtully for kayaking and rafting, and there is a dedicated water sports centre at Loch Tay. The surrounding hills provide countless walking and climbing routes, including several nearby Munros. Fishing is available on the Rivers Lyon, Tummel and Tay, as well as local hill lochs.

The area’s outstanding scenery includes some of Scotland’s most celebrated beauty spots: Glen Lyon, the conservation village of Fortingall, Kenmore and its beach on Loch Tay, The Queen’s View at Loch Tummel and prominent local Munros such as Schiehallion and Ben Lawers.
Despite its Highland setting, Birkenshaw remains highly accessible. Perth is only 32 miles away via the A9, while Edinburgh, Glasgow and their airports are within 80 miles. Pitlochry railway station (about 15 miles) offers direct services to Inverness and London.

Description

Birkenshaw was constructed in 2011. With its mixture of stone, timber and cream harled walls it sits comfortably in its rural setting and is characterised by large windows which capture its glorious view and fill the house with light. A covered entrance porch leads to a large and versatile central reception room with a welcoming fireplace and great views. The kitchen has space for a dining table next to french windows and links to a garden room which comes into its own in the summer but is warm and comfortable in the winter too. A double bedroom with french windows to the back garden, a utility room and a WC complete the accommodation on the ground floor.

Upstairs a spacious landing gives access to four comfortable double bedrooms. Bedrooms one and two have ensuite facilities whilst bedrooms three and four share a bathroom. The bedrooms all feel bright and lofty and have great views. Every room at Birkenshaw is beautifully presented and the house is in turn key condition.

Outside
Birkenshaw is set in about 0.38 acres of neatly landscaped garden. It is approached via a stepped pathway from the parking area. Paved terraces have been laid out at the front of the house to capture the sunlight as its moves from east to west. At the rear of the house a colourful rock garden has been planted where the hill starts rising up behind the house.

Directions

Driving north from Perth, leave the A9 at Ballinluig and take the A827 west signposted to Aberfeldy. Follow this road for about four miles and take the turning on the right just before the River Tay signposted to Pitnacree, Strathtay and Weem. Drive through Strathtay and turn right at the T-junction which is at the start of the village of Weem. Just after the Weem Hotel (under renovation) drive through a small carpark on the right, and follow a lane up the hillside.
