This 16th-century stone farmhouse is located along the walls of the medieval town of Castiglion Fiorentino, in a very panoramic position overlooking the Valdichiana and Val di Chio. Renovated between 2019 and 2020, the building houses a 3-bedroom apartment on the upper floor and a beautiful vaulted room on the lower floor, ideal for events and conferences. The renovation was conducted maintaining the charm of the building but adding modern touches and amenities expected of a modern home (air conditioning, elevator, home automation...).
The farmhouse is very conveniently located and all services are available in the historic center of Castiglion Fiorentino, which can be easily reached on foot in a couple of minutes. From the property it is also easy to reach many of the most famous centers of Tuscany and Umbria (Arezzo, Montepulciano, Pienza, Perugia, Montalcino, Orvieto, Florence, Siena...).

DESCRIPTION OF THE BUILDING
The farmhouse (385 sqm – 4,143 sqft, 3 bedrooms and 4 bathrooms) is structured on three floors and has three separate entrances leading to the three levels of the building, which are therefore totally independent. From the municipal road, which is very convenient and has little traffic, one can enter the lowest floor of the building (100 sqm – 1,076 sqft) where there is an entrance hall with staircase, an office with bathroom, the cellar and a laundry room with a second staircase. From this level, the two staircases lead to the intermediate floor. Here, the large vaulted room (125 sqm – 1,345 sqft) once used for storage has been finely renovated with the idea of creating a cooking school or a generous event venue. The laundry staircase, on the other hand, goes up to the garage (25 sqm – 269 sqft), which then exits onto the property access ramp.
From the intermediate floor one can then take the elevator to the actual dwelling (135 sqm – 1,453 sqft, 3 bedrooms and 3 bathrooms) located on the highest floor and also accessible independently from the outside via a short private driveway with automatic gate and video intercom. The main door opens into the entrance of the apartment (with elevator) and leads directly to the kitchen in front and the living room on the left. HISTORY, STATE AND FINISHES
The structure originated in the 16th century and was originally used as a warehouse by the Torriani Tavanti family. It then became over the years a charcoal factory, a stable for horses and finally a mill. The building was entirely renovated by the current owners between 2019 and 2020 with the aim of preserving its salient features, but without sacrificing modern comforts. In fact, all rooms are equipped with Mitsubishi hot/cold air conditioning, underfloor heating system, and soundproof thermal windows and doors for better energy efficiency. A home automation system allows remote control of appliances and constant monitoring of consumption, while the alarm system provides maximum security.
