Location

Dove Cottage, Finavon, is situated to the northeast of Forfar in Angus, close to the A90 dual carriageway. It lies to the south of the River South Esk. The immediate surrounding countryside comprises rolling agricultural land and woodland. The Angus Glens, reaching into the Grampian mountains, are to the north, while to the south lies Finavon Hill. Dove Cottage is very well placed for those who wish to enjoy the range of outdoor pursuits offered in Angus. Salmon and sea trout fishing is available on the nearby North and South Esks. The Angus Glens have excellent hillwalking and there is skiing at Glenshee. Golf courses in the area include Edzell, Forfar, Kirriemuir and Carnoustie, and there are pleasant sandy beaches at Lunan Bay and St Cyrus. Finavon Hill is steeped in Pictish history, and there are lovely walks along the River South Esk.

Primary schooling is available in Tannadice with secondary schooling, shopping and leisure facilities in Forfar, Kirriemuir or Brechin. Both Forfar and Brechin have new community campuses including leisure centres. Private schooling is available at Lathallan (Johnshaven), which has its own bus service from Finavon, or at the High School of Dundee which has a bus service from Forfar. The Drovers Inn at Memus is a well known pub / restaurant and there is both a hotel and a restaurant with a convenience store at Finavon.

The A90 links Aberdeen with Dundee and Perth, which are readily accessible. Dundee offers all the services expected of a city including renowned cultural facilities such as the V&A museum and two universities. There are mainline railway stations at Montrose and Dundee, including a sleeper service to London. Aberdeen Airport has a wide range of flights and there is a service from Dundee Airport to Heathrow. Journey times to Aberdeen and its airport have been much reduced by the Western Peripheral Route.

Description

Dove Cottage is a most attractive and well presented country property. Originally part of a row of three 18th century cottages and two bothies on the local estate, it was acquired by the sellers in 1991. They then set about a complete renovation of the cottage which at one point was used as a holiday let and then as a shop for Finavon Fabrics. In 2014 Dove Cottage was beautifully extended to create a larger family home, incorporating some fabulous oak work and beams by the well known Gaetan Goubet. The original cottage is stone built with a slate roof, while the extension is harled, again with a slate roof.

A particular feature of the house is a wonderful open plan living/dining/kitchen with its magnificent oak beams and staircase. It also has oak flooring, as has the hallway, shower room and upstairs principal bedroom and en suite. The snug and bedroom two have maple flooring. The house also benefits from triple glazing in the dining room, kitchen, utility, shower room and principal bedroom, with the rest of the house being double glazed, including some feature leaded cottage windows in the original part. The house sits within its own lovely enclosed gardens and is now a wonderful family home.

Gates open onto a gravelled parking area, from where a further gate opens to the garden. A covered entrance has a front door to the hallway with a useful storage cupboard. To one side is the open plan living/dining/kitchen, which is on two levels, with its fine oak features. The lower level has full height windows and freestanding wood burning stove, while the dining area has French doors to the garden. The kitchen has a Neptune island with an oak worktop, wooden sink and Siemens slimline dishwasher. In addition there is a Mercury range cooker with extractor. A utility room has fitted units with sink, plumbing for a washing machine and a back door to the garden. Also off the hallway is a shower room with washbasin and WC. Beyond is the snug with a cosy stone fireplace, and which could have potential for another bedroom (subject to any necessary consents). Off this are two bedrooms, with bedroom two presently being used as an office. A fine oak staircase from the dining room leads up to the principal bedroom, overlooking the living room, and which again has splendid oak beams, along with fitted cupboards, wardrobe, access to loft storage, and an en suite with freestanding bath, washbasin and WC.

The lovely enclosed garden is terraced and mainly in lawn. Beyond are wooded areas providing shelter. In front of the house is a gravelled area while to the side is a paved terrace, a wooden garden shed and a swim spa covered by awnings. By the entrance is a further wooden garden shed.

Directions

If coming from the north on the A90, at Finavon, some 5½ miles south of Brechin, and just after crossing over the River South Esk, turn right, signposted Oathlaw. The entrance into Dove Cottage will be seen on the left, just after passing the doo’cot.

If coming from the south on the A90 take the second turning on the left for Oathlaw, at Finavon, some 4 miles north of Forfar, and proceed as above.
