The small village of Eagle Barnsdale has a semi-rural setting amongst attractive farmland. There are shops and services locally in the villages of Swinderby (with a station, two miles) and North Scarle (three miles). A wide range of amenities including medical centre, dentist, pharmacy, butchers, library, hairdressers and other shops including a Co-op are available in the nearby village of Collingham, approximately four miles away.

Eagle Barnsdale lies approximately 10 miles from the cathedral city of Lincoln, offering shops, a full range of leisure facilities, well-respected schools, universities and historic sites in the Cathedral Quarter. Newark, approximately 10 miles away, has A1 access and a direct rail link to London (Kings Cross from 70 minutes).

Description

Durham Castle is a pretty detached cottage situated in a tranquil rural setting, with excellent walking and riding from the doorstep. The property set on a quiet country lane within grounds of about 2.7 acres, including two paddocks offering excellent commercial or equestrian potential when combined with the varied outbuildings. The house is beautifully appointed to a high standard and has been recently updated, including a kitchen installed in 2019. The gardens wrap around the property and offer sun at all times of the day and there is ample parking.

The cottage was built circa 1850 and is very charming, with character features including exposed beams, the original tiled floor in the kitchen, a brick fireplace and oak doors. There are lots of windows to promote excellent natural light, and pretty views overlooking the gardens and grounds beyond. The flexible layout means plenty of space for either relaxing or entertaining friends and family, with two generous reception rooms - one at the front, one at the rear - plus an open plan kitchen and dining room, with tall glazed doors opening to the rear garden. There’s a separate utility room for laundry machines and a study for home working. Upstairs, the principal bedroom has an en suite shower room and a storage space, with the three other double bedrooms sharing a family bathroom.

The gardens around Durham Castle have been beautifully landscaped and are wonderfully private, with high fencing and mature trees creating a degree of privacy. Double five-bar gates open to a very large gravel driveway, which leads to two paddock suitable for grazing, a twin stable block and a garage/workshop - the land is well suited to equestrian use and there is good hacking locally. The right-hand paddock has a timber summerhouse which offers potential for many different uses; the paddock has been granted permission to create a camping/caravan site.
