A picturesque harbour village, St Mawes is located at the end of the Roseland Peninsula and gives access to some of the finest sailing waters in the South West. Located on the eastern side of the Fal Estuary, and in an Area of Outstanding Natural Beauty, much of the surrounding land is owned by the National Trust. Luxury hotels such as the Tresanton Hotel and the stylish Idle Rocks Hotel attract a high-profile clientele. The St Mawes Ferry offers a service to Falmouth, three times an hour in the summer, once an hour in the winter and is under a mile away from Carn Tommen. The nearby King Harry Ferry connects St Mawes and the Roseland Peninsula with Feock, Truro and Falmouth, avoiding the 27 miles route through Truro and Tresillian. Services run all year round.


The local sailing club is extremely active and arranges racing events and evening functions throughout the year. Many Regattas are held during the months of June, July and August including the Falmouth Classics, featuring three days of racing and a spectacular Parade of Classic Boats and the Small Classic Boat Parade, which has steadily grown to be one of the largest sailing events in the UK. The Falmouth International Sea Shanty Festival also takes place at the same time.


St Mawes Castle, overlooking the Fal estuary, was built under the orders of Henry VIII in the 16th century and is among the best preserved of his seaside fortresses, and the most elaborately decorated. It is now managed by English Heritage. For 450 years, alongside it sister fortress Pendennis Castle, St Mawes protected Falmouth against invasion.

Education - St Mawes primary school is under a mile, Gerrans and Flushing primary schools both two miles. All have a good Ofsted rating. Roseland Secondary Academy and Truro and Penwith College (via the ferry) both 12 miles and have outstanding Ofsted ratings.

This impressive residence has been thoughtfully designed with rooms boasting far reaching panoramic sea views across the Carrick Roads Estuary towards Falmouth Bay, Pendennis Point and beyond.

Ground Floor - A nautical porthole door, past a wall of glass blocks, opens into a large slate floored reception hall. Oak clad stairs with glass balustrades and integrated wall lighting create a feeling of calm and serenity, inviting you upwards to the main living area and further on to the principal suite.

At the end of an inner hallway is a good-sized bedroom with ensuite. Steps down lead to two further bedrooms and an additional versatile room currently used as a second reception. These rooms all have access to the wraparound front terrace. There is also a cloakroom and family bathroom.

To the rear is a utility room with sink, space for washing machine and tumble dryer and coat hooks. A large airing cupboard houses two water tanks and an additional cupboard, two heat exchange units.


First Floor - This light filled open plan room has bifold doors opening onto a large private decked terrace, making the most of the elevated position. Discreet wire fencing and a sedum roof over the room below give uninterrupted views of the Estuary.

The light kitchen to the rear has two ovens, granite worksurfaces and bespoke glass splash backs. A peninsular with bar seating is the perfect place to enjoy a morning coffee while watching the boats sail by.

Second Floor - The principal suite has an airy hallway with Velux windows. From here is a versatile reception room or study, a dressing room with fitted wardrobes and a stylish bathroom with bath and separate shower. The principal bedroom with apex ceiling has full length windows enjoying the most magnificent views.

Gardens and Exterior - Much of the outside space is to the front of the property, with parking for several cars and a single garage with electric door. Steps lead up to the front door and to a paved south facing terrace, which also wraps around to the side.

Opposite is a grassed area with mature planting, beyond which is the Estuary. The private beach is reached by a pathway at the end of the road, accessed only by the residents in Castle Drive.

Steps behind the property give pedestrian only right of way to the residence behind Carn Tommen.

Directions

From either direction on the A390 turn onto the A3078, signposted to Tregony, Veryan and St Mawes. Follow this road for about 12.7 miles. Turn Right at the Heritage signs for St Mawes Castle and Lamorna Gardens onto Upper Castle Road (A3078). After 200m, just before the castle turn right onto Castle Drive. Past the car park on the left, Carn Tommen can be found after about 200m on the right.
