The picturesque village of Binbrook is set in a peaceful rural position, surrounded by beautiful Lincolnshire Wolds countryside. The village has a local shop, a village hall, a doctor’s surgery and a primary school, as well as a historic parish church. The small town of Market Rasen, approximately seven miles away, provides several everyday amenities, including a good selection of shops, supermarkets and a weekly market. The town also provides several primary schools and a state secondary. Leisure facilities in Market Rasen include a leisure centre, while there is also regular racing at Market Rasen racecourse.

The area is well connected by road, with the A46, A18 and A16 providing routes towards Grimsby, Lincoln, Louth and the surrounding countryside and coastline. Rail services can be accessed in Market Rasen and Lincoln.

Upstairs there are five well-proportioned double bedrooms, one of which has an en suite shower room with a sauna, while two have en suite cloakrooms. There is also a large family bathroom, plus a reception room with elevated views across the gardens and grounds.

The five holiday cottages provide the potential for significant regular revenue, with their neutral modern styling and original details. Two of the cottages have two bedrooms, while three offer one-bed accommodation. All have fully fitted kitchens, well-presented reception rooms and bath or shower rooms.

The house and outbuildings are accessible via two singletrack lanes, one serving the main house, with the other providing primary access to the cottages.
