Location

Falside Smithy is set in the countryside five miles to the south of St Andrews. It is surrounded by fields with the tree lined Kenly Water meandering through. The Fife Coastal Path crosses the Kenly Water less than half a mile from the house.

The house is well located for access to St Andrews and all the villages of the East Neuk of Fife. There is a bus service which passes the house. Nearby is the Fairmont at St Andrews Bay, a golf resort which offers spa facilities, restaurants and a Championship Golf Course. Kingsbarns Golf Course is three miles to the south.

St Andrews is renowned worldwide as the Home of Golf. There are seven golf courses under the management of the St Andrews Links Trust, including the Old Course, which next hosts the Open Championship in 2027. The many other golf courses in the area include Crail, Elie and Dumbarnie.

St Andrews is also well known for its university which is one of the oldest in Britain, founded in 1413. The historic town has a good range of shops, hotels, restaurants and recreational and cultural facilities which include a cinema and The Byre Theatre. Beyond St Andrews is the East Neuk of Fife, with a spectacular coastline which boasts fishing villages built around picturesque harbours and sandy unspoilt beaches.

Leuchars railway station (11 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh and a sleeper service to London. Edinburgh Airport, with its increasingly wide range of domestic and international flights, is only 54 miles. There is a dual carriageway and motorway connection to Edinburgh from Kirkcaldy (26 miles).

Description

Falside Smithy is a traditional stone-built property dating from 1866. The accommodation is laid out in a L shape under a red tiled roof. It has great character with many interesting features. There are Fired Earth handmade terracotta floor tiles throughout the ground floor.

The house is a family home but there is flexibility in how it can be used. The main accommodation to the north of the house comprises a living room which is open plan to the dining room with the kitchen off. Stairs lead up to the principal bedroom suite above. There is a study / bedroom 4 and a conservatory. The south wing is connected but has its own front door. It comprises a living room / kitchen, two bedrooms and a bathroom and has been used as a self-catering unit in the past.

There is a generous, gravel parking and turning area off the A917 with the double garage behind. A gate leads through to a courtyard running up the side of the house.

The main room is L shaped and has a tiled floor. The living area has a solid fuel stove and glazed door to the south with sliding glazed inner partition. The dining area has recessed shelves. There is a study / bedroom 4 off the living room which has a fireplace with solid fuel stove. Off this is a conservatory with a stone inner wall and ceiling blinds.

The guest wing is connected but has its own front door. It has a tiled hall with coat hooks, a coat cupboard and linen cupboard. Bedroom 1 has an en suite shower room with electric shower. Falside Smithy is set in a well maintained and well-stocked garden of 0.3 acres.

There is a courtyard with paving and gravel to the east of the house. The garage is built of concrete block and has separate garages with a roller door and up and over door. Metal stairs lead to a large room over the garage which has a Velux window. This has potential for a variety of uses.

Outside the kitchen to the north of the house is a paved terrace. Steps lead up to a large lawn with hedges and trees around. There is a corrugated iron shed with a pergola to the side. Outside the living room is an enclosed yard with shelves for log storage.

To the south of the house, adjoining the conservatory is a separate garden with a pond and pathways. There is also a greenhouse.

Directions

From St Andrews take the A917 heading east, signposted for Crail. Follow this road for five miles passing the Fairmont at St Andrews Bay. At Boarhills the road turns 90 degrees right then 90 degrees left. Continue past the lodge to Kenly Green House and Falside Smithy is immediately on the left.
