Office space intended for a professional such as a lawyer, notary, or accountant, subject to permitted uses under zoning regulations. Telecommunications expenses and maintenance of electrical components shall be the responsibility of the tenant. Storage space is available in the basement.

The tenant shall obtain and maintain insurance coverage for their belongings, as well as liability insurance with a minimum coverage of $2,000,000, and must provide proof of such coverage to the lessor.

The lease will be indexed annually by 2% or according to the Consumer Price Index (CPI) for the Montreal area, whichever is higher.

In addition, the rent will be adjusted annually to reflect any increase in municipal and school taxes, with a minimum annual indexation of 2%.
