Just outside of the most renowned towns of Langhe, a UNESCO World Heritage Site, wine estate with cellar and 6.7 hectares of vineyards (+ 1.2 ha rented). The property currently produces up to 50,000 bottles of wine per year (including the superb Barolo DOCG) and features two apartments for a total of 5 bedrooms. There is permission to build further 180 sqm of buildings to expand the cellar or create more habitable spaces.<br />Services are all available in the nearby town (500 m), easily reached on foot, and several cities of Piedmont are less than two hours away by car (Barolo, Novelo, Alba, Nizza Monferrato, Acqui Terme, Cuneo, Turin…).<br />The closest airport is in Cuneo (47km) but in less than two hours one can reach the terminals in Turin, Genoa and Milan.<br /><br /><br />DESCRIPTION OF THE BUILDINGS<br />The wine cellar (750 sqm – 8,070 sqft) is laid over two floors including the winemaking rooms, the ageing cellar, a bottling and packaging line and a tasting room/wine shop for the guests. Outside the cellar there is also a convenient parking.<br /> <br />Right next to the cellar there is a residential building made up of two units. On the ground floor there is the first house (90 sqm – 968 sqft), recently restored, a laundry and a boiler room.<br />On the upper floor there is the second house (90 sqm – 968 sqft) made up of kitchen, living room with fireplace, three bedrooms, three bathrooms and a sitting room.<br /> <br />Right next to the cellar there is a small plot of land with permission to build further 180 sqm (1,937 sqft) of buildings, which could be used to expand the cellar, create a vehicle shelter or another residential unit.<br /><br /><br />EXTERIORS<br />The estate features 6.7 hectares of vineyards with Nebbiolo and Dolcetto vines, plus 1.2 hectares of rented vineyards (Nebbiolo and Barbera). The owned vineyards, as is often the case in Piedmont and particularly in the Barolo area, are split among three different plots of land: the biggest of them (4.0 ha) is planted with Nebbiolo da Barolo vines, together with a small 0.2-ha vineyard right next to the cellar.
