1. Credit and Employment Verification: The TENANT must provide, at their own expense, a credit report and proof of employment within five (5) days following acceptance of a promise to lease.

2. Liability Insurance: The TENANT must obtain civil liability insurance with a minimum coverage of $2,000,000, and provide proof of insurance at lease signing and upon each renewal.

3. Responsibility for Damages: The TENANT is responsible for the cost of repairs for any damages exceeding normal wear and tear.

4. Minor Repairs and Routine Maintenance: Minor repairs and routine maintenance of the PROPERTY are the responsibility of the TENANT.
