The cottage lies in an Area of Outstanding Natural Beauty close to the Berkshire Downs. Yattendon offers a primary school, church, village shop, delicatessen/café and hairdresser. The renowned Pot Kiln gastro pub/restaurant is accessible, and the Royal Oak and the West Berkshire Brewery are both located in Yattendon. The larger towns of Newbury (10 miles), Reading (12 miles) and Pangbourne (6.3 miles) provide a more comprehensive range of facilities. There are plenty of sports facilities in the area including golf courses at Donnington Valley and Donnington Grove (16 miles) and Theale Golf Club (8.4 miles). Newbury Racecourse is 9.6 miles away whilst the tennis club at Cold Ash is 6.2 miles.
There are many well regarded schools in the area both primary and secondary, private and state. Independent schools include Brockhurst & Marlsden, Elstree, Downe House, Cheam and Bradfield College.
Local Communications are excellent with trains from Pangbourne to London Paddington from 45 minutes, and with M4 J12 and the A34 both within 9.3 miles. Reading Station (12.9 miles) offers a service to Paddington via the Elizabeth line in as little as 23 minutes.

Description

The cottage has been extended over the years and provides accommodation over two floors with generous proportions and ceiling height. The entrance hall gives access to all the main reception rooms, with a 21’ sitting room to the left, featuring an open fireplace There is also a large second reception room with wood burning stove currently used as an office as well as a smaller study and a well sized dining room. The recently refurbished Shaker style kitchen/breakfast room offers ample space for informal dining and leads into a newly created garden room off which is a fully fitted Harvey Jones bespoke pantry and storage rooms. There is a downstairs W.C. and a good sized utility room with ample storage and an understairs cupboard.
The principal bedroom on the first floor boasts a dressing room and an en suite shower room as well as a small balcony. The cottage is approached via electric gates into a shared drive crossing the River Pang which is flanked by fields on each side. A further gate opens into the gravelled drive for the cottage. There is ample parking for a number of cars in front of the detached double garage.
To the rear, the gardens are simply delightful with various areas of interest including seating areas and a vegetable garden. Immediately adjacent to the house is a generous dining terrace, perfect for entertaining with brick/flint barbecue. The garden has well stocked borders and beds boasting a wide array of shrubs offering specialist planting that offer year round colour and mature apple trees.
An attractive brick/flint wall divides the formal garden and the informal orchard area beyond where the current owners keep chickens and ducks which enjoy the beautiful pond. There is also a useful garden shed, cold frames and a brick built compost/storage area.
