The land extends to 89.38 acres (36.170 hectares) and comprises two arable fields separated by a central track. The land is classified as Grade 2 with the soils being of the Hanslope Series which is described as a slowly permeable calcareous clay. The arable land is occupied under a seasonal cropping licence and has recently grown high yielding winter cereal crops.

Access to the land is from the Dalham Road along the northern boundary of the property.
