The Toft is one of coastal Fife's most spectacular addresses. Situated in a prime position overlooking Elie Beach, the properties on The Toft benefit from panoramic views and easy access to the village's amenities, most notably The Ship Inn.

With one of Scotland's finest sandy beaches, Elie is well known for its water sports, including sailing, paddle-boarding and windsurfing, all of which take place in the sheltered bay, while on land there are two golf courses, one the acclaimed 18-hole course and a short 9-hole course suitable for beginners. Several hard tennis courts and a bowling green are also available within the village. Elie Sports Club offers group and individual coaching in golf and tennis during school holidays. Elie is well served by pubs and cafés which include the renowned Ship Inn.

Elie is in the East Neuk of Fife, famed for its picturesque fishing villages and unspoilt beaches.   St Andrews, the home of golf and the setting for one of Britain's oldest universities, is only 13 miles away. There are traditional links golf courses at nearby Crail, Leven and Lundin Links and new courses at Kingsbarns and St Andrews Bay.

Edinburgh is around 45 miles away accessed by road, or from the nearest train station at Leven which is just under 10 miles away, or at Leuchars which is 16 miles to the north of Elie.

9b Toft comprises a substantial part of Dalmore, a traditional house with central tower set in a commanding position overlooking Elie Beach. The property's accommodation is beautifully presented, and is spread across three floors incorporating the upper two levels of its tower, and includes four bedrooms, three receptions, and two bathrooms. The property also offers the rare commodity of a communal parking area to the front, shared the neighbour. The panoramic coastal views are truly spectacular. They capture the entire beach stretching along to Earlsferry and Chapel Green, as well as across the Firth of Forth to East Lothian and the Pentland Hills. From the house, iconic Elie landmarks are in view including the Granary at Elie's harbour, and Elie Ness Lighthouse.

The front door opens up into an entrance hall which has a useful store cupboard, and a separate cupboard housing the mains gas fired boiler. A door opens into the utility room, and beyond it is a bathroom. A staircase from the entrance hall leads up to the spacious first floor sitting room. This is a wonderfully bright room thanks to its high ceiling with Velux windows, and glass double doors opening onto the beach-facing balcony. The balcony has a glass floor and glass balustrades and provides a lovely spot for outdoor entertaining with outstanding views. The steps from the sitting room lead to the kitchen which sits beyond an opening. The kitchen has timber wall panelling, hardwood flooring, drop-down ceiling lights, a Velux window overhead, and integrated units which incorporate a Belfast sink. An arched opening leads into the dining room beyond which has a press in the corner, and views to the beach. The magnificent drawing room sits off the first floor landing, and has the best views in the house from its large bay window and fitted window seats. A fireplace sits in the heart of the room with a characterful tiled surround, and decorative mantlepiece. The first floor accommodation is completed by two bedrooms, one of which sits in the tower with beach views, and a bathroom. An upper section of the house's original central staircase drops down to a landing overlooked by a large, arched stained glass window. This useful space could be used as a study area, or den.

An enclosed staircase from the first floor landing leads up to the second floor where there are two further bedrooms. One of these sits in the tower, replicating the bedroom below but offering the most elevated panoramic views over Elie beach and beyond. The other bedroom has combed ceilings and a dormer window.

In front of the property is an enclosed lawn, and outdoor seating area. Stone steps lead down to the communal parking area which is shared with a neighbour.
