1 Old Hall Farm is located to the north of the village of Burgh-Next-Aylsham, a delightful rural conservation village lying two miles from the centre of the pretty market town of Aylsham. The popular market town has a great range of amenities, a regular farmers market, artisan bakery Bread Source, gallery, boutique shops, public houses, cafes, restaurants, supermarkets, and petrol station with Marks and Spencers food shop. Just beyond the town is the National Trusts’ Blickling, with glorious walks, pub and the incredible Hall.

Within the village of Burgh there is the pretty part-thatched church and around it are many delightful walks along the valley of the River Bure with far reaching views across the surrounding extensive meadowland.

The picturesque Georgian town of Holt is about 15 miles and has excellent shopping facilities as well as being renowned as the home of Gresham’s Public School for boys and girls. Beeston Hall Preparatory School is further along the coast at Sheringham. The coast at Cromer is approximately 11 miles away.

Norwich, the cathedral city and regional centre of East Anglia, is 12 miles to the south and has an extensive range of amenities as well as cultural and sporting activities. The area offers an excellent selection of state and private schools at junior and senior level as well as the University of East Anglia on the outskirts of the city. There is a mainline rail service from Norwich to London Liverpool Street with an approximate journey time of about 1 hour 50 minutes. Norwich airport, situated to the north of the city, is about 10 miles away with an expanding range of domestic and European destinations together with most international flights connected via Schiphol.

The Property

1 Old Hall Farm is approached via a long shared driveway, spurring off to the private parking area for the barn. At the front of the house is an enclosed garden, framed with post and rail fencing, with pedestrian gate and path to the front doors.

The majority of the gardens are to the south-west of the house. An initial paved area adjoins the house, with access from the kitchen, sitting room and hall. This area makes for a great outdoor dining and entertaining area perfectly positioned for afternoon and evening sun. An initial area of lawn drops down steps to a larger expanse of lawn that sweeps away from the house to the neighbouring meadows, with a new mixed hedge on the eastern boundary. Within the garden is a further paved area currently hosting a seating area with fine views of the meadows, herbaceous beds and a large garden shed for storage of equipment and workshop.
