Location

Binham is deservedly one of the most popular of the traditional brick and flint villages lying just inland from the North Norfolk Coast and still retains everyday facilities including a village shop, public house The Chequers, and the fantastic café/farm shop The Parlour and The Little Dairy, set beside the priory in traditional farm buildings, serving excellent local food and selling local dairy produce with a cheese vending machine, raw milk and coffee. The priory church of Binham, a former Benedictine priory with some impressive monastic ruins and the fine priory church with its splendid 13th century west front, is within view of the house. The village has some wonderful foot path routes across the countryside, giving direct access all the way through to the coastal village of Stiffkey, with the renowned ‘Stiffkey Stores’, the Red Lion pub, and wild marsh walks.

The picturesque Georgian town of Holt is about six miles and is renowned for its award winning restaurants, boutique shops and other excellent amenities. Holt is also the home to Greshams Preparatory and Public School. Beeston Hall Preparatory School is further along the coast between Sheringham and East Runton. The North Norfolk Coast, much of which is classified as an Area of Outstanding Natural Beauty has excellent beaches, good sailing and bird watching facilities.

The cathedral and university city of Norwich is about 25 miles to the southeast and has a thriving business community and is a regional centre for shopping and cultural activities with its renowned theatre. Norwich has a mainline railway station with regular trains to London Liverpool Street with a journey time of approximately 1 hour and 50 minutes. Norwich Airport is situated to the north of the city.

Description

Located in one of our favourite North Norfolk villages, Lime House is perfectly located for the country and coastal lifestyle that the county has to offer. Constructed of brick and flint that this area of Norfolk is so well known for, with just over 2500 sq ft of living space, the house is comfortable, light and spacious and with a layout that would suit many styles of living.

A welcoming entrance and staircase hall leads off to all the main spaces of the ground floor. At the rear of it all is the kitchen, with dual aspect, the homely Aga, and large enough for a central dining table. Further dining space is in the adjoining garden room, with as the name suggests, has a great view over the gardens. Double doors flow through to the sitting room, complete with woodburner, with the two rooms creating a very sociable space to enjoy. An additional sitting room provides space to escape and relax, again with fireplace. For practicality, a utility with external door allows for hosing down after a muddy walk or day on the coast, with the integral garage off this which provides excellent storage and the chance to create further accommodation, perhaps a ground floor bedroom if required.

Upstairs, off a central landing, there are four double bedrooms. These include a light and airy principal bedroom, with en suite bath/shower room and built in cupboards. Across the landing are the three further bedrooms, all with good natural light, and with built in wardrobes in bedroom two. A family bathroom serves these, with a useful airing cupboard too.

The Gardens and Grounds
Set back from the road, Lime House has a wide private gravelled parking area that leads up to the house and car ports. From the parking area, and indeed the house itself, there are fine views out across the river valley, which is a tributary into the river Stiffkey.

The main gardens are to the south of the house, with great privacy. The gardens are mainly laid to lawn, with shrubbed borders, central flower bed, and gravelled area adjoining the house. It is a real sun trap, being sheltered and directly south facing. The gardens gently rise up to a level area on the southern most part, where there are further charming views across neighbouring meadowland. This top area is ideal for taking in the famous Norfolk sunsets.

A gravelled path leads round the house, from the gardens to the front parking area and car ports. The latter are ideal storage for cars and boats, with direct access into the integral garage.
