Location

The Stables, 26 Hepburn Gardens, forms the bottom half of a period building which overlooks a courtyard at the east end of Hepburn Gardens, close to the town centre. It is 500 yards from the West Port which is the arched gateway into St Andrews that was built in 1587 as a monumental entrance to the city's South Street.

The flat is also within half a mile of the 18th hole of the world famous Old Course, the Royal and Ancient Golf Club nearby and the West Sands beach just beyond. Nearby Cockshaugh Park links to the Lade Braes footpath which runs from the centre of town all the way out into the countryside where it is known as the Pilgrim's Way.

St Andrews is renowned worldwide as the 'Home of Golf'. There are now eight golf courses under the management of the St Andrews Links Trust, including the world-famous Old Course which will play host to the next Open Championship in 2027. There are many other golf courses nearby, including The Duke's Course, two courses at Fairmont St Andrews, Kingsbarns and Dumbarnie.

St Andrews is well known for its university which is one of the oldest in Britain, founded in 1413. The historic town has an excellent range of independent stores, hotels, restaurants and cultural facilities which include a cinema and the Byre Theatre.   

Leuchars railway station is on the main Aberdeen to London line and provides a link to Edinburgh and a sleeper service to London. Dundee Airport offers flights to London Heathrow, and Edinburgh Airport is only 50 miles away.

Description

The Stables forms the ground floor of the former stables building to St Leonards House, which was the manse for the church opposite, built in the early 1900s. The building was converted into two flats, with the ground floor flat being known as The Stables and the first floor The Hayloft.

The Stables is accessed via its own front door from Hepburn Gardens, from the gravelled courtyard. The Stables' has its own private yard at the rear of the property.

A solid wooden door opens into a tiled entrance hall which leads into the living room / kitchen with a large feature window. This space has kitchen units with tiled splashbacks, a sink, Logik cooker with gas hob and an integrated fridge freezer. There is also a Worcester boiler situated in the kitchen.

Both bedrooms, the shower room, a storage room and access to the rear yard are located along the hallway. Both bedrooms offer ample storage space with built-in wardrobes, and bedroom two also includes built-in shelving.

Outside

To the west of The Stables is a gravel courtyard owned by neighbouring St Leonard's which gives access to the neighbouring properties. A parking space will be allocated to The Stables.

To the east of the building is a private yard owned by The Stables. It is paved with a high wooden fence around. There is an external under stair storage cupboard.

Directions

From the West Port at the end of South Street in the centre of St Andrews head west on Argyle Street which continues into Hepburn Gardens (B939). The Stables, 26 Hepburn Gardens, is on the left hand side just before St Leonards Church on the opposite side of the road.
