Hepburn Hall is set within generous gardens in the highly sought after Hepburn Conservation Area, less than a mile from the centre of St Andrews. St Andrews is very well known for its university which is one of the oldest in Britain, founded in 1410. There is a dual carriageway and motorway connection to Edinburgh from Kirkcaldy (20 miles). St Andrews is renowned worldwide as the 'Home of Golf'. There are now eight golf courses under the management of the St Andrews Links Trust, including the world famous Old Course, host to the 2027 Open Championship. There are many other golf courses in the area including the new courses at St Andrews Bay and Kingsbarns, while the courses at Elie, Crail, Leven and Lundin Links are all within easy reach.

Flat 1, Hepburn Hall is a spacious three double bedroom apartment which forms part of the ground floor of the historic Hepburn Hall, situated in the sought-after Hepburn Gardens Conservation Area.

Hepburn Hall is a two storey mansion house built by the architects James Gillespie & Scott for David McGaw in 1913. It is Listed Category C and finely-detailed with many original features, its distinctive glazing pattern and tall chimney stacks being particularly notable. The building was bought by the University of St Andrews in 1947. It remained a hall of residence until 1998 and was converted to seven flats in around 2000.

The apartments are accessed via an attractive communal porch leading into a ground floor hallway with timber flooring, timber screens and coloured glass. Flat 1 is located directly ahead upon entry.
