The historic Pantiles is located on the south side of town, famous for its charming Georgian colonnade, the Corn Exchange and Chealybeate spring. There are many independent shops here, art galleries, boutiques, cafés, restaurants and pubs, summer evening Jazz festivals and regular food and craft markets.

The bustling High Street is linked to the Pantiles by Chapel Place, with independent retailers, including fashion stores, jewellers, cafés such as Fine Grind, Juliets and an Italian Deli 'Arte Bianca', a Gails' bakery and restaurants including The Ivy Royal Tunbridge Wells and The Warren, whilst the Royal Victoria Place is at the top end of town, with national names including Marks and Spencer, Boots and Next. There is a choice of supermarkets on the south side of town, including a large Sainsburys.

The Pantiles is also very well placed for the neighbouring open spaces of the Common with its network of footpaths, Calverley Park is within convenient reach and there are cricket and tennis facilities at the Nevill grounds, off nearby Warwick Park, with the renowned Nevill Golf Club approximately 1.7 miles.   

The mainline station serving London Charing Cross (via London Bridge and Waterloo East) and Cannon Street is approximately 0.4 miles by foot; the Centaur Commuter Coach also stops near the station.

Private and state schools: There is an extensive choice of primary and secondary schools in Tunbridge Wells, including Claremont Primary, St. James primary, Tunbridge Wells Girls Grammar School, the Skinners School for Boys, and Tunbridge Wells Grammar School for Boys. Preparatory schools include Holmewood House, Rosehill, The Mead, Kent College and The Schools at Somerhill and, at senior level, Tonbridge and Sevenoaks Public Schools.
