THE PROPERTYThe Hill was created in a land release in the 1850s and has been in continuous agricultural production (dairy and beef cattle) for the last one hundred sixty-five years.The property has only been owned by four families in its one hundred sixty-five-year history- it is profoundly unique and exceptionally tightly held.Property access is by an all-weather gravel road from the Princes Highway.Only one neighbor can be seen to the south- the property is within ten minutes to the main beaches and Kiama town centre, but extremely private and secluded.THE LANDThe Hill is approximately one hundred ten acres (forty-four point five hectares) of gently sloping land on a tableland, a ten-minute drive from Kiama.The property looks out to sea and has two hundred seventy degree sea views to the south to Gerringong and Seven Mile Beach, to the east past Kiama, the lighthouse and the blowhole and further north to Wollongong.It is zoned RU2 (Agriculture) and has remnant rainforest areas that are E2 and E3 (Environmental Conservation).The Hill has two permanent spring fed creeks, a solar bore and two major waterfalls. The seven paddocks are deep basalt soils with kikuyu, winter ryegrass and clover pastures. The property has been run on a regenerative agriculture and organic basis for the last fifteen years. The farm receives an average rainfall of over two thousand five hundred millimeters per annum and is located in a subtropical coastal zone.
