In the Chianti area within the province of Siena, place of production of the renowned Chianti Colli Senesi wine, Tuscan 42.3-ha estate with historic villa, Agriturismo and fully-equipped wine cellar for sale. The property sits in a pristine location upon a hilltop, surrounded by vineyards (10.0 ha) and olive groves (3.5 ha) with a 360-degree view on one of the Tuscan’s most famous landscape. Yearly production can reach 100,000 bottles of wine and 1,000 kg of olive oil.
The estate is only 15 km from San Gimignano and 20 km from Siena. Services, however, are readily available in the nearby town (7 km) that is easily reached via a paved road. The dual carriageway to Florence and Siena is 2 km away. Florence and its airport are approximately 45 minutes away.

DESCRIPTION OF THE BUILDINGS, STATE AND FINISHES
The manor house (600 sqm – 6,458 sqft) dates back to 19th century: laid over two levels, it includes six apartments of different sizes, a wine shop and a large reception room. The building features terracotta flooring, exposed wooden beams and terracotta tiles, brick arches and a majestic fireplace. Behind the villa is a stunning 15 × 7 m swimming pool with a terracotta-paved sunbathing area overlooking the surrounding hills.

The wine cellar (280 sqm – 3,013 sqft) is completely equipped with state-of-the-art facilities for wine making, ageing and bottling. There are two additional small cellars located below the cellar and dug out in tuff rock and used for wine refining in barriques. Right next to the wine cellar is the administrative office (120 sqm – 1,292 sqft) with the warehouse for bottled wine. The cellar could be further expanded to reach a total surface of approximately 400 sqm.

Finally an agricultural outbuilding (220 sqm – 2,367 sqft) includes a garage for vehicles, a vinsantaia, the old hay barn and a convenient car port.

EXTERIORS AND PRODUCTION DETAILS
The estate covers a total area of 42.3 hectares (104.5 acres), mostly covered by arable land (20.6 ha) that could be easily converted into vineyards by obtaining the planting rights. Currently, these surfaces are used to harvest grain and sunflowers.

Backbone of the business are the vineyards (10.0 ha) that are currently rented out to a third party who takes care of maintenance, pruning and harvesting.

Another important part of the estate is the olive grove (3.5648 ha), made up of roughly 960 trees of Frantoio, Moraiolo and Leccino varieties. The new plants (400) were planted in 1996, while the other (560) date back to 1985. Yearly production can reach, in good years, up to 1,000 kg of excellent extra-virgin olive oil.

The woods (3.0 ha) are partially planted with cherries and walnuts used to produce high-quality timber for furniture and buildings.

The remaining land (5.0 ha) is mostly unused as far as agriculture goes and is covered instead by gardens, courtyards and roads crossing the estate.
