The accommodation comprises an entrance hall with tiled flooring and underfloor heating. Directly to the right is a comfortable sleeping alcove/bedroom with space for a 160 cm wide continental bed and three spacious wardrobes. The fully tiled bathroom features tiled flooring with underfloor heating, a wall-hung WC, shower with glass door, heated towel rail, and vanity unit with washbasin and mirror.


The kitchen and living room are arranged in an open and sociable layout, with large windows facing both south and west. The kitchen features cabinetry by Ballingslöv, a dark and durable quartz composite worktop, and Siemens appliances including a hob with integrated extractor fan, oven, fridge/freezer, and dishwasher. There is also a practical utility cupboard.


The living room offers space for a sofa group with sofa bed, as well as a dining area for enjoyable meals together. The large windows provide an abundance of natural light and beautiful views of the surrounding landscape. From the living room, there is access to the spacious south-facing glazed balcony, a natural place to relax after a day in the mountains.


The condominium association comprises 37 apartments, all held as tenant-owned apartments. The association owns the property Bräcke 1:120, including the land. It is classified as a genuine condominium association under the Swedish Income Tax Act, and the property is exempt from property tax for 15 years from the date of construction. Construction was completed in spring 2023.


Each apartment has its own electricity meter. Fibre optic broadband is connected to the property, with each apartment owner arranging their own subscription. The association has a shared laundry room on the second floor. Each apartment has a private storage unit, located either on the second floor next to the laundry room or on the entrance level adjacent to the entrance.


The association is part of a joint property facility together with Brf View Åre 1, 2 and 3 for snow clearance. Outdoor parking is available in designated spaces, as well as parking in carports and garages. Parking spaces are subject to a separate waiting list, with the possibility of renting one space per apartment. All parking spaces have access to an electrical outlet, and some spaces are equipped with EV charging points.



Approximate parking costs are SEK 400/month for outdoor parking, SEK 650/month for a carport, and SEK 800/month for a garage. The association charges a transfer fee of SEK 1,490 and a mortgage registration fee of SEK 590, both payable by the buyer.
