Location

The Sanctuary is very well placed for Edinburgh, which is only 16 miles away, Edinburgh Airport (12 miles) and the Forth Road Bridge (8 miles). There are commuter rail stations at Inverkeithing (3 miles), on the East Coast main line, and at Dalgety Bay, on the Fife Circle line, under a mile away, while regular coach services run to the centre of Edinburgh from the Ferrytoll Park and Ride facility (2.5 miles).

There are many outdoor activities to be enjoyed in the area, including sailing, golf and walking. Inverkeithing and Dalgety Bay offer a range of local shops and services. Donibristle Primary School is in Dalgety Bay and Inverkeithing also has its own High School. Dunfermline (4.5 miles) provides a wider range of shops and services. Edinburgh is the cultural centre of Scotland and has a full range of shops, amenities and schools with private schooling at Cargilfield, Fettes College, The Edinburgh Academy, St Georges and George Watson's among others. Glenalmond, Strathallan, Dollar Academy, St Leonards and Kilgraston are also all within a reasonable distance.

The Kingdom of Fife is a most beautiful and historic part of Scotland, with the nearby East Neuk fishing villages and St Andrews (36 miles) being popular destinations. For those who enjoy golf, Fife is renowned for a variety of the best courses Scotland has to offer. In addition to nearby Aberdour Golf Course, there are numerous other courses in the immediate area. St Andrews is a regular host to The Open which was held there in July 2022. Gleneagles, Muirfield, Carnoustie and the seven courses at St Andrews are all within easy reach.

Description

The Sanctuary is a stone built house originating from around 1876 and then extended in 2008. The house is spacious, bright and well designed, with an outlook over the scenic countryside of Vantage Farm and Fordell Estate. There is underfloor heating throughout the ground floor and in the bathrooms on the first floor.

Internally the house has a practical layout. The front door opens into the sitting room, fondly known as ' The Sanctuary '. This room has triple aspect views, a beautiful vaulted ceiling and a wood pellet burner. There is also an infra-red radiator.

Steps lead up to the centrally located open plan kitchen / dining room. French doors from the kitchen lead to the family room which again has triple aspect views. The kitchen includes plenty of space for a dining table and has an island with a breakfast bar, plenty of cabinets, solid oak worktops and an Armitage Shanks 1.5 Belfast sink. The appliances include: Montpellier freestanding fridge freezer, Leisure Dual Fuel range cooker with five gas burners and three ovens, and an additional double oven.

There is a door leading out to the side of the house as well as French doors leading to a terrace. From the kitchen there is a hall off which is a wet room, utility room and a back door to the garden. In the utility room there is a sink, Belling dishwasher, washing machine and tumble dryer, both by Samsung. There is also a Worcester boiler as well as the meter cupboard and a drying pulley.

A staircase from the kitchen / dining room leads up to the first floor. The landing is bright and has views across the surrounding countryside.

The principal bedroom is a large room with windows on three sides and a balcony at one end. There is a walk in dressing room and an en suite bathroom with a freestanding bath and walk-in shower. Bedroom two is a double bedroom and has an en suite shower room. There are two further double bedrooms (one used as a study) and a family bathroom. The bathroom has a shower over the bath. There is a large storage cupboard off the landing with loft access. The loft is partially floored.

Garden and grounds
The Sanctuary is situated in a hamlet of houses but has a very private setting. The garden is superb and features several terraces surrounding the house as well as a wonderful variety of mature shrubs and trees. The majority of the house is surrounded by a raised bank. Beyond the raised bank is a field next to the house which is included in the sale and is approximately 0.96 acres.

Directions

From the Forth Road Bridge, take the A985/A921 exit towards Kincardine Bridge/Inverkeithing. At Admiralty Junction, take the 3rd exit onto Admiralty Road/A921. Two options to The Sanctuary:

One: At the roundabout take the 1st exit onto A921. At the roundabout, take the 1st exit onto North Road/B981. After approximately 1.5 miles, turn right into the entrance of Fordell Castle. There are stone pillars either side of the entrance and a gate lodge on the left. Follow this road for approximately 300 metres. At the bottom of the hill you will reach a 4-way junction, turn left onto Vantage Road. Follow this road round towards a group of houses. The driveway for The Sanctuary is the first on the left.

Two: At the roundabout take the 1st exit onto A921. At the roundabout, take the 1st exit onto North Road/B981. After approximately 1.3 acres, turn right onto Clockluine Road/B916 signposted for Hillend. After around 200 metres, turn left onto Fordell Garden. The opening for Fordell Gardens is large with several houses surrounding it and a bus stop. Follow this road until you read a 4-way junction, keep going straight ahead (onto Vantage Road). Follow this road round towards a group of houses. The driveway for The Sanctuary is the first on the left.
