The 2.8-hectare land hosts a small olive grove (75 trees) and a panoramic garden overlooking the Valdichiana.
Basic services are available in the nearby hamlet (3km; 5') and in the center of Lucignano (5km; 10'). For all the other services one can go to Sinalunga (10km; 15’), with its shopping center, or Arezzo (31km; 35’) where the train station is connected directly with Florence. The best-known towns of Tuscany are all reachable in about an hour (Montepulciano, Arezzo, Siena, Montepulciano, Pienza, Cortona, Siena, Montalcino, San Gimignano, Florence...).

DESCRIPTION OF THE BUILDINGS, STATE AND FINISHES
The farmhouse (225 sqm – 2,422 sqft, 3 bedrooms and 2 bathrooms) is on two staggered floors, not connected internally (but with the possibility of creating a staircase), and is divided into two apartments. The building has been entirely renovated by the current owners, improving its energy efficiency (energy class B) and maintaining where possible the original features of the property. The roof has been entirely replaced with a wooden one, which is lighter and more effective in insulating the house. The heating system is powered by a wood boiler and electric boiler.
- Apartment A, located on the lower floor, opens onto a living/dining area with attached kitchen. From here we then proceed to the private office and then to the bedroom with walk-in closet. With independent access from the outside, we then find an office space, fitted with a bathroom that serves the apartment. A cavity at the back of the house leads to a large technical room.
- Apartment B is located on the upper floor and reached by a stone staircase, passing through the terrace with porch at the back of the building. The main door opens into a spacious living room with kitchenette and dining area. A hallway then leads to two bedrooms and the bathroom.

A garage (35 sqm – 377 sqft) is located a short distance from the house, along the driveway and allows you to conveniently shelter your car (currently used as a storage for tolls and materials).

EXTERIORS
The house is surrounded by about 2.8 hectares (6.9 acres) of land, laid out along the hillside. Behind the house, slightly uphill from the building are 80 olive trees that allow for the production of a small amount of oil for private use. The house is surrounded by a convenient gravel yard, where several cars can be parked (two covered parking spot).

From the upper terrace there is a beautiful view of the Valdichiana.
