Carmichael Lodge has a special, rural setting in the grounds of a beautiful estate, on the edge of the pretty coastal village of Elie. The parkland setting of Elie Estate offers walks to Kilconquhar Loch as well as providing picturesque surroundings to the house itself which is within easy walking distance of the village.

Elie is in the East Neuk of Fife, famed for its picturesque fishing villages and sandy beaches, with Elie boasting one of the finest. Sailing and other water sports are available at Elie Harbour and there are two golf courses, one the acclaimed 18 hole course and a short 9 hole course suitable for beginners. There are also golf practice facilities, several hard tennis courts and a bowling green. Elie Sports Club offers group and individual coaching in golf and tennis during school holidays. Elie is well served by pubs and cafés including the renowned Ship Inn.   The village has a primary school and secondary education is available at Waid Academy in Anstruther.

St Andrews, the historic cathedral and university town, renowned worldwide as the 'Home of Golf' is 12 miles north. There is private education at St Leonards and a good secondary school (Madras College). In addition to the many golf courses around St Andrews there are courses at Lundin Links, Charleton and Crail. Dumbarnie Links, a new championship course is also close to Elie.

Carmichael Lodge is a spectacular example of how an imaginatively designed new build property can still offer a wealth of character. This timber constructed house has been designed in a unique way to offer modern, energy efficient, and open plan living space, while using traditional features to create a truly remarkable home. French oak timber beams throughout, vaulted ceilings, external larch cladding, a bespoke Neptune kitchen, ground floor underfloor heating, Miele appliances, full height glass windows and a turret are just a few examples of the high specification approach seen throughout Carmichael Lodge.

Designed by Thomson Hunter Architects, and built by Iain Hendry of Oakwrights (timber-frame specialists), the house has won two significant awards: winner of the Best Traditional-style Self-build at the Telegraph Home Building and Renovating Awards 2019 and winner of the Best Individual New Build and Small Development Award at the Herald Property Awards 2019.

The daily living areas are all on the ground floor. The superb kitchen / family room has an impressive double height ceiling with windows set into the pitched roof above, as well as ground to ceiling windows overlooking the garden. There is a central breakfast island, Silestone work surfaces, natural stone flooring, fitted Miele appliances, a solid fuel stove and a door through to the utility room. The open plan dining hall sits in the heart of the house with full height southwest facing windows, a feature fireplace, and an elegant curved staircase leading up to the first floor. The sitting room sits at the turreted end of the house, and there is also a separate study with fitted bookshelves, and a WC on the ground floor. Upstairs there are four en suite bedrooms all with stunning exposed timber beams. The principal bedroom has a walk in wardrobe and a striking circular en suite bathroom set in the turret, again with magnificent beams overhead.

The Annexe has a ground floor kitchen / sitting room and a shower room on the ground floor. Upstairs there is a games room / home office and bedroom. The rooms here offer a great deal of flexibility and could offer studio space or a gym. There are also two garages integrated with the Annexe, and a further parking area to the side of the main house.

The south facing gardens and grounds are beautifully landscaped. An outdoor terrace wraps around the south of the house from the front door, past the dining room and to the kitchen / family room end, overlooking the garden. Beyond the annexe is a wild garden with a number of tree species and shrubs, as well as a greenhouse with garden store.

Directions

Drive into Elie on the A917 and follow the road around to the left along the High Street and out of the village. The gates to Elie House are on the left hand side. Continue up the drive passing Elie House on your left, and Carmichael Lodge is the first house that you come to.
