Sunrise Farm is ideally situated in North Wiltshire's 'horse country', with fantastic access to top level vets, competition venues, training facilities and hacking. The yard is well positioned for access to bridleways, with a popular route running just north of the property boundary: in the west it adjoins the plentiful bridleways and permit-accessible routes for Charlton Park, and in the east it leads into Purton. To the south, quiet roads and lanes provide access to Somerford Common and Webb's Wood. Nearby competition venues are plentiful, including dressage at Hunter's Equestrian in Cirencester and Caron Roberts Equestrian in Royal Wootton Bassett, showjumping at Rectory Farm in Duntisbourne Abbots or West Wilts Equestrian Centre in Trowbridge, and eventing at a number of affiliated and unaffiliated venues including the increasingly popular Cotswold Cup, the culmination of which is held in Cirencester Park.

Amenities can be found in the surrounding villages of Minety, Brinkworth and Purton, including pubs, a vet surgery, schools and sports clubs. Everyday shopping needs are available at either Wootton Bassett, about 5.5 miles distant, or the larger centre of Swindon which provides extensive shopping and recreational facilities.

Communications are excellent with Junction 16 of the M4 about 6.7 miles away. There is also a fast Intercity rail service from Swindon station, about 10.6 miles, to London Paddington taking approximately 60 minutes.

Description

The equestrian facilities on offer are excellent and are currently utilised as a professional livery yard. Stabling is within an airy American-style barn with 12 13x13ft looseboxes and externally there is access to approximately 33.5 acres of post and railed paddocks, a 60m x 20m Olympic sized arena with sand fibre mix surface, a five-furlong all-weather wood fibre gallops and four all-weather turnout pens. There is ample hardstanding for lorries and trailers and a number of additional agricultural buildings offering further opportunities for development, including tack and feed rooms, a crew room, workshop and store rooms, as well as two steel-framed barns.

The cabin is situated separately to the equestrian facilities though has the added benefit of being close by for security. It is set within an area of fruit trees and lawn, with a large gravel driveway to the front, a shed for keeping chickens and a paved terrace providing outside space for entertaining.

From Cirencester leave the town via the Siddington Road and proceed south. Cross over the Spine Road to join the B4696. Continue for approximately five miles and then turn right, signposted Garsdon. Take the next right onto The Common and the property will be found on the left-hand side, after approximately half a mile.
