Location

The Shambles is situated in one of the Norfolk Broads popular villages Neatishead, which links with the villages of Irstead and Barton Turf. The River Ant runs nearby and provides access to the Broads Network with excellent sailing. The village has a local community shop, primary school and The White Horse public house. There is a modern village hall offering many activities and facilities.   The busy heart of the Broads, Wroxham, lies approximately four miles distant and offers supermarkets and leisure activities. The city of Norwich is about 13 miles. There is a rail service from Norwich to Wroxham as well as from Wroxham to the coast.

Enjoying an edge of village position, looking out over the garden and countryside, The Shambles is a great example of a village home with an exceptional feeling of space and light. Architect designed, with great character, the house is on one seamless level save for a mezzanine study, which provides the house with a brilliantly easy living style and one which is future proof.

The emphasis of the design was on creating spacious accommodation, with plenty of natural light and optimising the south facing position. The tone is set by the entrance hall, with vaulted ceilings, with the mezzanine study as a practical space to escape to. Off the hall is the sitting room, a room with real impact given the floor to ceiling glazing and immediate views over the gardens, almost double height vaulted ceilings, and a striking brick fireplace with woodburner. A further two bedrooms are both double rooms, and each with en suite bath/shower rooms. Whilst the bedrooms do not have vaulted ceilings, they still enjoy good high ceilings, and strike that balance between space and cosiness.

Gardens and grounds
The gardens and grounds of The Shambles are one of the property’s defining features. The house is framed by immaculate gardens of expansive lawns, with points of interest dotted through. A paved terrace adjoins the house to the south, a real sun trap for outside dining and entertaining, with open aspect over the gardens and farmland beyond.
