Lingo House has a secluded setting in the rolling Fife countryside. It is at the end of a farm road, surrounded by fields and is 0.75 miles from its nearest neighbour. The site is elevated with commanding views to the Fife, Angus and East Lothian coastlines.

The house is only 7 miles from St Andrews. St Andrews is renowned worldwide as the Home of Golf. The Old Course is a regular host to the Open Championship which will next be held there in 2027. There are six further golf courses in St Andrews run by the Links Trust and many other golf courses in the area, among them the Duke's Course, Fairmont St Andrews, Kingsbarns, Anstruther, Crail, Elie and Dumbarnie.

The nearest village is Peat Inn which has a renowned restaurant. The property is close to the coastal villages of Elie, Anstruther and Crail in the The East Neuk of Fife. The East Neuk is renowned for its fishing villages built around picturesque harbours, sandy beaches and the Fife Coastal Path. St Andrews has a great selection of shops, hotels and restaurants. The town is also well known for its university which was Scotland's first and is the third oldest in the English-speaking world, founded in 1413. There is primary and secondary schooling in Anstruther, Largoward and St Andrews. Private schooling is available at St Leonards in St Andrews, and The High School of Dundee.

Access by rail, road and air is good. Leven railway station (11) miles has a service to Kirkcaldy and Edinburgh. There is dual carriageway from Kirkcaldy to the M90 and Edinburgh. Edinburgh Airport, with its increasingly wide range of domestic and international flights is 44 miles.

Description

Lingo House is a detached period house built of white harled stone under a pitched slate roof. The core of Lingo House comprising the dining room and rooms above is likely to date from the 1700s. The lovely drawing room on the west side of the house and dining kitchen to the east side were added in the 1800s.

The accommodation comprises:

Half glazed door to hall. Stairs to first floor and sliding doors to a large dining room with built in shelved cupboards and window shutters.

Generously sized drawing room with a dual aspect, bay window to the west and French doors to garden. Jetmaster fireplace with Adam style mantelpiece.

To the front of the house is a tarmac parking and turning area. The driveway continues around to the rear of the house where there is a range of former outbuildings built of stone under a tiled roof. These include stores with arched doors and a log store. There is also an open fronted double garage at the back door.

Grounds

Lingo House is being offered for sale with 7.8 acres of mature garden, woodland and lawns. Further land may be available by separate negotiation.

The woodland includes a belt of mature broadleaved trees to the west. A further belt of broadleaved trees shelters the house to the north and east. There are gaps on both sides to allow views from the main rooms.

There is a wide beech hedge along the front of the garden and a hard tennis court (requiring upgrading) tucked in behind. The main area of garden is down to lawn. There is a further beech hedge sheltering a shrub garden to the side. Opposite the back of the house is a stone wall with a dilapidated hen house and run.

Directions

From St. Andrews take the A915 south towards Lundin Links. At the Radernie junction turn left onto the B940 passing the Brewster Wells Crematorium. Continue for one mile, past a pair of cottages and turn left onto a farm road. Follow this farm road past some farm buildings and continue for 0.75 miles. Lingo house is on the left-hand side.
