Description

The southern section of the Old Rectory dates from 1704, and the rest dates from 1840 to the designs of G T Andrews. The third story to the NE section was added in 1878 to the design of Brierly, to accommodate extra maids to look after 11 children.

During WWII the house was requisitioned and occupied by the army, and you can still see little hints of its war-time occupants.

The house was sold for the first time in 1949 by the Church Commissioners. The present family has occupied it since 1997, and it was Listed Grade II in 2001.

The principal rooms include an impressive doubt-height reception hall, a generous double aspect drawing room with full height multi pane sash and bay windows framing garden views to the south and the west, and an inviting study/morning room facing east and south. A further atmospheric oval dining room all perfectly proportioned and blessed with copious amounts of natural light. Complementing these are a well-equipped kitchen/eating space leading to an adjacent snug with views of the garden and courtyard. There is also a walk-in pantry and boot room off the kitchen, and a downstairs WC.
The large cellars with 4 storerooms, are used as a utility room, also for wine and apple storage.

On the first floor there are 6 double-sized bedrooms, the principal bedroom with an en-suit, a house bathroom, and a further small washroom. Storage includes linen and box rooms.

On the second floor, an office, (in use until recently), but large enough to be converted into a studio, self-contained bedroom suite or large playroom.

The house is surrounded on three sides by beautifully maintained formal gardens, and on the fourth side is a graveled courtyard with a large barn.

The gardens are arranged as follows; A sizeable lawn is dissected by a sweeping gravel drive leading to a huge parking and turning area in front of the main entrance, the garage block (formerly a stable) for 2 cars and some storage being to one side. A great deal of privacy is afforded by mature trees, hedging and a high brick wall.

To the south lies a formal parterre with a pattern of immaculate lawns, gravel paths and box hedging to an Italian design. Leading from this to a summer garden (with summerhouse) one is confronted by long reaching views through arbors decked with roses, jasmine, and wisteria, together with islands beds of roses and irises.

Looking to the west there are three terraces, the first paved with brick and gravel paths and lawned areas for seating and dining.

Beyond the western terraces a path leads across a natural pond via a stone bridge to a 3-acre field/paddock, flanked by mature trees to the river Derwent, where the owner possesses riparian rights.

The garden also possesses a small productive vegetable plot, an orchard with apples and pear trees, a potting shed and a glass house.

This is a huge house but not too large, with period features, and a room for every occasion.

Additional Information:
- Oil central heating with cast iron radiators. Two multi fuel stoves. Open fireplaces in all rooms.
- Mains water, private sewage.
- Fast Full Fibre Internet (500 mgs)
