The Old Manse sits in the heart of the coastal village of Aberdour, and only about 0.2 miles from the town's railway station with commuting services into Edinburgh. The house is situated off a private shared drive, set back from the High Street, and has stunning private gardens to the rear.

Aberdour is a historic coastal village in the Kingdom of Fife. It is a pleasant and peaceful community which also acts as a commuter village to the larger local towns as well as Edinburgh. The location, a short distance from the golf course, tennis club and beaches, is excellent for families. The village has two beaches including popular Silver Sands, which is considered one of the finest Blue Flag beaches in Scotland.   The nearby Fife Coastal Path provides access to miles of coastal walks.

Edinburgh is only 18 miles away and Edinburgh Airport is on the near side of the city. The M90, just 4 miles to the west, provides fast links to Edinburgh, Glasgow and Perth. The nearby railway station provides regular services into Edinburgh making for an easy commute.

Aberdour has a good range of local amenities including a number of popular pubs and restaurants. Asda and Tesco supermarkets can be found in nearby Dalgety Bay. There is a local boat club and Aberdour Golf Club is a private members parkland course, with stunning vistas over the Firth of Forth to Edinburgh. The village also has its own primary school, and the nearest secondary school is in Inverkeithing. The Edinburgh private schools are within daily reach and Dollar Academy has a school bus service from the village.

Description

The Old Manse is a charming, traditional family home located on the high street of Aberdour, within walking distance of the village centre and railway station. The house provides nicely presented living space throughout, and comprises the original church manse and the neighbouring cottage which were connected together and converted into a home in 2007.

Stone steps lead up to a porch, with the entrance hall beyond. The kitchen / breakfast room and drawing room sit on either side. The former has a south facing window and patio door leading out to the side of the house, and a further window to the front. It is fitted with kitchen units and integrated appliances including a two-door AGA, an electric oven with gas hob, and a Hotpoint dishwasher. The drawing room also has double aspect windows, a shelved alcove, and an electric feature fire. Steps from the entrance hall lead down to the lower ground level where the spacious sitting / dining room is situated; once a separate cottage. This room has an abundance of natural light thanks to its windows with working shutters, and glazed patio door overlooking the beautiful garden. A log burner is located at the sitting room end of this open-plan room. A door to the side leads into a back hall, with door into the garden, as well as a shower room which was fully upgraded in 2019. A staircase leads down to the basement where there is a utility room with Hotpoint washing machine, Belfast sink, and a back door. There is also a generous store in the basement.

The staircase to the first floor also leads up from the main entrance hall. On this level there are two double bedrooms, both with traditional presses. A shower room sits between them on the landing, and was fully upgraded in 2019. From the landing, the staircase continues to the second floor above where there are a further two double bedrooms. One is fitted with an excellent range of wardrobes, and the other is fitted with a desk and bookshelves. A shower room sits between the two, off the landing.

The main garden sits to the east of The Old Manse and features a wonderful central lawn with well stocked borders surrounding it. There is a rich array of mature shrubs and trees including a variety of rhododendrons, beeches, and three stunning acers, with a charming paved seating area set beneath one of them. A gate in the wall to the north of the house provides access to the High Street and there is also a decked area, a hard-standing bin area, and a wooden garden shed. The garden is enclosed by a stone wall along the north boundary, and hedges with fencing to the east and south. Steps lead up to a sheltered, two tiered terrace to the side of the house with a door leading into the kitchen, and a gate onto the road in front of the house.

The portion of driveway running past the front of The Old Manse is shared with three other properties. There is a parking area for two cars directly opposite the front, a further parking space next to the old well, as well as a single garage adjacent to the house.

Directions

From Edinburgh take the A90/M90 north over the Forth Road Bridge. Exit at Junction 1 and take the A921 east to Aberdour. Continue into Aberdour and after about one third of a mile, shortly before the Woodside Garage on the left, the parking area for The Old Manse is on the right hand side.
