Crook of Devon is around 4 miles away and is well equipped with a local primary school, village hall and church, along with a post office. Edinburgh Airport, 27.5 miles away, runs frequent domestic and international flights. Inverkeithing Station (17 miles) lies on the main East Coast line with commuting services to Edinburgh Waverley. Kinross lies 6 miles to the northwest and offers a wide range of local facilities including a Sainsbury's supermarket, garden centre, butcher, coffee shop, bookshop, restaurants, the popular Muirs Inn pub and The Kirklands Hotel, as well as primary and secondary schooling. Description

Parks of Aldie is an attractive, traditional country house situated in a stunning elevated setting with panoramic views to the Cleish Hills to the north. The house is thought to date back to the early 19th century, and sits in around 3.5 acres of its own grounds. In addition, there is a spectacular area of hill-ground extending to about 42.2 acres, which is fully established as an equestrian cross-country course with a number of jumps. The views from here stretch from Lomond Hills to the east, to the Wallace Monument, Stirling Castle and the hilltops of Loch Lomond and the Trossachs National Park to the west.

The main house is entered through a light and well positioned porch at the front of the property, which leads to the dining hall. This room has an abundance of character and sits at the heart of the home. From the dining hall, a central hallway runs through the property, providing access to a downstairs WC/cloakroom located under the stairs, and adjacent to the sitting room. The sitting room is a well-positioned and cosy room, located opposite the kitchen with views to the northwest over the back garden. At the end of the hallway sits a porch/boot room with a back door out to the parking area and stabling. There is also a very useful and spacious store room, and a separate utility room.

The kitchen is full of character and practicality, featuring ample storage, an AGA and a separate gas hob and oven. Just off the kitchen is the dining room, a charming and welcoming space with a traditional press and a front-facing window that fills the room with light. Equestrian amenities and grounds

Parks of Aldie offers a wealth of outdoor space and excellent equestrian facilities, with six stables, a tack room, a feed room and a store conveniently positioned either side of a courtyard, which sits directly in front of the house. The south-facing views from here to the Cleish Hills are spectacular.
The property also offers three grazing paddocks, two of which sit to the south of the main drive, and the other to the rear of the house adjacent to the riding arena. This is a 60 x 22 metre sand-based arena equipped with floodlights, and there is also an indoor riding school (18 x 16 metres) set to the east of the stabling.

The house is approached by an attractive tree-lined driveway which leads up to the front of the house where the stabling is also situated. A separate back driveway departs from the front of the house and sweeps around the north of the paddock and riding arena, before connecting with the access track. The mature gardens of Parks of Aldie wrap around the side and rear of the house. In the southwest corner of the property is a hard-surface tennis court.

The Muckletoon - Cross-country course

The Muckletoon is an expansive area of hill ground which is established as an equestrian cross-country course with an extensive range of jumps. The ground extends to about 42.2 acres in all. By direct line, the land sits about 340 metres directly to the west of Parks of Aldie, however access to the property is via the track leading from the public road situated to the north. It is a spectacular site for eventing, with far-reaching views on all aspects. The ground also offers the potential for other uses including hill-grazing. There is a band of wooded moorland which extends to about 6.7 acres to the northwest of the cross-country land.
