DESCRIPTION OF THE BUILDINGS
The wine cellar (2,700 sqm – 29,052 sqft), which was recently built, is equipped with modern oenological technology to process up to 600 tons of grapes from its own production. The winery is spread over a single building and includes various areas structured to make the processes as efficient as possible:
• Grape receiving and pressing area;
• Grape storage area with stainless steel vats;
• Barrique room for ageing;
• Bottling line;
• Warehouses and storage area;
• Offices, exhibition and tasting area.
Accompanying the building is a courtyard and an impressive 870-sqm portico that is also very suitable for company events and conventions, yards for handling loads and parking areas.

The main country house (360 sqm – 3,874 sqft, 6 bedrooms and 6 bathrooms) has been recently renovated in rustic Umbrian style, with high-level finishes. The building is structured on two floors connected by an internal staircase:
• Ground floor: entrance hall, living room, kitchen, study, bathroom and cellars;
• First floor: living/dining room, six bedrooms and five bathrooms.

A small rustic farmhouse (110 sqm – 1,184 sqft, 1 bedroom and 1 bathroom) is currently used as the caretaker's residence on the first floor, while the ground floor is used for storage and warehouses.

The property is completed by a shed for agricultural vehicles (135 sqm – 1,453 sqft), an agricultural outbuilding (110 sqm – 1,184 sqft, consisting of a garage with bathroom and storage room in the basement, already prepared for conversion into a guest house) and a large ruin (336 sqm – 3,614 sqft) consisting of a farmhouse and some agricultural annexes, all in a precarious condition and to be rebuilt in their entirety.


EXTERIOR AND WINE PRODUCTION
The farm extends in its entirety over approximately 71.0 hectares (175.4 acres), all on hilly terrain with excellent exposure to the sun. The backbone of the agricultural activity is definitely the vineyard:
• Vineyard surface: 35.5 hectares
• Varieties: Merlot, Cabernet Franc, Cabernet Sauvignon, Grechetto, Syrah, Traminer, Chardonnay, Incrocio Manzoni
• Altitude: 150 - 350 m asl
• Training: spurred cordon, Guyot (4,100 - 4,300 vines/ha)
• Soil composition: medium-textured, marine-derived skeleton with layers of sand
• Yearly production: 3,750 hl (= 500,000 bottles)

Also on the agricultural side, the estate has recently planted an Orvieto DOC olive grove (1,000 trees) that will come into production in the next few years and will produce up to 1,800 kg of oil.
The remaining part of the estate is covered with woodland (17.8 ha) and timber arboretums (11.5 ha), as well as portions of land currently unused but potentially exploitable (4.2 ha).
