Location

Kirland Bower is a small, private residential cul-de-sac located on the outskirts of Bodmin, Cornwall. Comprising approximately 10 properties, it offers a quiet, semi-rural setting ideal for families and professionals seeking a peaceful environment with convenient access to local amenities. On the edge of Lanhydrock Hotel and Golf Club, reached by driving past the hotel and leisure facilities, along the edge of the course to its wooded, western valley.

The club opened in 1993 as a golf and country club and was bought three years later by the Bond family, well known for establishing St Mellion, a European Tour Course, which hosted many international golfers and designed by arguably the greatest and most winning major tour championship player Jack Nicklaus. The Hotel opened in 2006.

In such a tranquil, landscaped location it is not obvious that Bodmin, with all its facilities and services, is so conveniently close by, while in the opposite direction is the elegant National Trust owned Lanhydrock House and over 800 acres of parkland, bordered by the beautiful River Fowey. The historic town of Lostwithiel is just a few miles beyond, beside the river.

Description

Bordering Lanhydrock Golf Course on the outskirts of Bodmin, Kirland Bower is a private cul de sac of individual detached homes.

It is believed the name Kirland Bower is derived from the nearby Grade II Listed Kirland Manor House which dates back to around 1740.

'Rivendell', built in 1996; sits towards the South Western part of the cul de sac bordering the golf course and 18th hole in a delightfully tranquil and private position. The house is an executive, detached, four double bedroom home of generous proportions throughout and just over 2,600 Sq Ft in all.

Ground floor
Approaching the home from the block paved road, Rivendell enjoys a good sized private driveway with parking for four or more cars. to the left, there is a large garage with electric up and over door; connected to home via an internal door and rear door to the garden.

The sitting room is the largest room of the house and dual aspect to front and rear, with sliding doors to the rear garden's patio. The main focal point of the room on the far wall. A brick hearth and mantlepiece surrounds a gas fire.
To the rear, facing South West and the garden; is a wrap around tiled patio.

From the sitting room, through an internal archway is the dining room and a window seat.

First floor
Stairs ascend from the centre of Rivendell's main entrance to the first floor. On the first right sits the principal bedroom, facing South Westerly with a balcony overlooking the rear garden. The bedroom has an en suite bathroom.

Bedroom two and three sit at the front and rear respectively and are both double bedrooms.

The fourth bedroom overlooks the front of the property and side, and has an en suite.

Directions

From Bodmin take the B3268, signposted to Lostwithiel and take the turn right, to Lanhydrock Hotel and Golf Club. Kirland Bower is down the road on the left. 'Rivendell' or number 6, in the far right hand corner of the cul de sac.
