Location

Brunthall is located in a fertile and productive part of Aberdeenshire, just outside the town of Turriff. The area is particularly well-regarded for its high-quality vegetable production, with local farms cultivating a wide range of crops including potatoes, carrots and turnips. The rich, well-drained soils and temperate climate make it ideal for growing vegetables that supply both local markets and national retailers. Located in the northeast of Scotland, Aberdeenshire is one of Scotland's largest and most diverse counties and extends from the North Sea coastline inland to the Cairngorm mountains.

The farm is situated 2 miles south west of the town of Turriff, a well-established agricultural hub. Turriff is known for its strong farming heritage and hosts the renowned Turriff Show, Scotland's largest two-day agricultural event. The town features several supermarkets, independent shops, cafés, and restaurants, along with services such as a community hospital, GP surgery, and dental practices. Turriff also provides excellent educational facilities, including both primary and secondary schools.

For recreation, residents enjoy access to a modern sports and leisure centre, local parks, and a variety of clubs and community groups. Aberdeen is a vibrant city with its oil and gas corporate headquarters, universities and colleges and provides all the services expected of a major city. Private schools include Robert Gordon's College, St Margaret's, Albyn and the International School of Aberdeen. There are excellent communication links by air and rail from Aberdeen. Aberdeen International Airport provides a wide range of domestic and European flights. There are three direct train services daily to London (Kings Cross) from Aberdeen as well as a sleeper service.

Aberdeenshire is a popular destination for both domestic and international visitors, and the Turriff area is ideally placed to enjoy the region's rich outdoor and sporting offerings. The surrounding countryside is renowned for first-class field sports, including driven pheasant and partridge shoots, with several well-managed grouse moors and opportunities for deer stalking within easy reach.

Description

Brunthall is a well presented and productive mixed arable and livestock farm. The farm benefits from roadside access, located only 2 miles from the town of Turriff. The farm extends to about 237 acres with attractive farmhouse and range of agricultural buildings. The land is made up of one block, dissected by two minor public roads. Historically the farm was primarily based around the production of suckler cows, with the majority of land in grass leys. More recently the land has widely been used for the production of combinable crops and root vegetables.

Brunthall Farmhouse
Brunthall Farmhouse is a substantial five bedroom farmhouse which enjoys a south facing position. The farmhouse is of stone and slate construction and has accommodation over two floors, as shown on the accompanying floorplans. The house is complemented by well maintained gardens to the south and west, framed by mature trees and established hedging that offer both privacy and shelter. A modest parking area is located to the rear, providing convenient access without detracting from the property's charm.

The front door opens into a welcoming central hallway, providing access to two well-proportioned sitting rooms positioned on either side. From the hallway, there is also access to a ground floor shower room and a rear hallway off which there is a rear entrance leading to the kitchen, which connects to a utility room and also a staircase rising to a bedroom.

From the main hallway, a staircase leads to the first floor split landing where there are four bedrooms and a family bathroom.

Farm Buildings
Positioned to the north of the farmhouse and enjoying a separate direct access from the public road. This layout provides excellent functionality for the movement and operation of agricultural machinery.

A substantial hardstanding area measuring approximately 25m x 50m offers ample space for bale storage and general use. The buildings are well-suited to a range of agricultural purposes, with each structure described in detail below, including approximate dimensions and construction specifications.

1. Dutch Barn (36.15 x 20.33 + 7.44 x 38.9) – Steel portal frame construction, corrugated profile sheeting roof and south end wall, part earth part concrete floor.

2. Cattle Court (17m x 27.1) – Steel portal frame construction, corrugated fibre cement sheet roofing, block walls to 2m high. Raised central feed passage with feed barriers on either side. Concrete floor.

3. Store (9.56 x 4.23) – Steel portal frame with fibre cement roofing, corrugated steel sheet sides and a concrete floor.

4. Traditional Cattle Court (20.1m x 10.63m) – Block walls under corrugated sheet roofing, Yorkshire boarding to three sides, raised feed passage with barriers. Concrete floor.

5. Lean to (112.3m x 6.09m) – Steel portal frame construction
under corrugated steel sheeting roof, concrete floor.

6. Traditional Steading (20.78 x 5.28 + 5.36 x 6.74) – Stone under slate roof with concrete floor. Mezzanine level to east side. Used for general storage.

The Land
Brunthall Farm extends to approximately 237 acres (96 hectares) in total, comprising predominantly arable land used for growing combinable crops and vegetables, with good quality pasture land for livestock.

The vast majority of the land is classified by the James Hutton Institute for Soil Research as Class 3.2 and can be described as humus-iron podzols of medium loam. The land rises gently from 95m to 160m above sea level, and is of various aspects. The farm is well-fenced, with mains water supplies available in fields used for grazing livestock. All fields are easily accessible either directly from the public road network or via a system of internal farm tracks, allowing efficient movement of machinery and livestock throughout the holding.

The land is registered for the Basic Payment Scheme (BPS), with entitlements available by separate negotiation.
