Location

The development site at Barvick is situated just to the north of Crieff, about 500m from the Glenturret Distillery. It is accessed from a quiet country lane and although Crieff is only 1.5 miles away, it is strikingly peaceful and private. Crieff is Perthshire’s second largest town and is well known for its independent shops, specialist food retailers, cafés and restaurants, whilst also being home to more mainstream retailers such as Aldi and Starbucks. One of Crieff’s most well-known restaurants (and the closest to Barvick) is the Michelin-starred Glenturret Lalique restaurant. The town has a health centre and a cottage hospital as well as supermarkets and professional services. The Crieff Hydro is attracts visitors and locals alike; it has a leisure centre and several restaurants. Gleneagles Hotel is about 10 miles away. The hills of the Sma’ Glen and Ben Vorlich make a picturesque backdrop to the town and there is extensive hill walking, climbing, fishing and water sports to be enjoyed in the surrounding countryside. There are local golf courses at Crieff, Muthill, Comrie and St Fillans. In addition to primary and secondary schooling at Crieff’s community campus, there are two independent schools in the town: Morrisons Academy and Ardvreck School and further independent schooling at Glenalmond College (about 11 miles), Craigclowan and Strathallan (both within 22 miles).

Perth (18 miles), Dundee (41 miles), Glasgow (47 miles) and Edinburgh (53 miles) are all within commuting distance.

Description

The development site at Barvick consists of 10 biodiverse acres which have been largely left to grow naturally over the last ten years. The Turret Burn dissects the site (just south of its confluence with the Barvick Burn) and is a charming focal point in the grounds. The entrance to the site is between circular stone pillars from where a tarmac driveway leads down to Barvick House, Barvick Cottage and an outbuilding. These buildings are now derelict.

Detailed plans (drawn up by local architects, The Denholm Partnership), have been approved for the construction of two new five bedroom houses to be re-sited within the grounds. The proposed site plan would allow for the site to be split between the properties. However, subject to obtaining the relevant further consents, the site would also work very well with a single main house and subsidiary cottage. As work has begun on the entrance driveway, the planning permission (17/01046/FLL) is deemed to have started.

On the east side of the burn there are some fabulous old trees, expanses of grass, rhododendrons, a dilapidated summer house and lovely views over the Turret Water. The west side of the burn is reached via an old bridge which is also dilapidated and unsafe (crossing this bridge is prohibited). On the west side of the property there is untamed pasture and coniferous woodland.

Directions

Follow the A85 out of Crieff heading towards Comrie. Just as you leave the town and after crossing the Turret Burn, turn right following signs to Glenturret Distillery. Cross over the Turret Water again and then take the first left onto a minor road. Follow this road for 400m and the entrance to the development site is on the left between stone pillars.
