Location

Eastfield House occupies an elevated, south-facing position on the north-eastern edge of Alyth, offering far-reaching views and a tranquil setting. Despite its privacy, the property is only a short stroll (approximately 300 metres) from the town square and local shops. Alyth is a vibrant rural town east of Blairgowrie, in an area renowned for its fertile farmland and soft fruit production.

The town provides essential amenities including a Co-op, butcher, pharmacy, ironmonger, hotels, pubs, and cafés. For more extensive services, Blairgowrie (6 miles) offers supermarkets, professional services, secondary schooling, and a cottage hospital.

Outdoor enthusiasts will appreciate three golf courses in Alyth, championship courses in Blairgowrie, and easy access to the Perthshire Hills and Angus Glens. Alyth Bike Park, aswell as beautiful walks on The Hill of Alyth and the Den of Alyth are on the doorstep. Perth and Dundee (both around 20 miles) provide excellent shopping, cultural attractions, and transport links. Dundee Airport (17 miles) offers flights to London, while Edinburgh Airport (61 miles) serves a wide range of domestic and international destinations.

Secondary schooling is in Blairgowrie and Kirriemuir with buses running from Alyth and Blairgowrie to The High School of Dundee, Craigclowan, Strathallan and Glenalmond which are independent schools within 28 miles.

Description

Dating from 1879, Eastfield House is one of Alyth’s most impressive homes, distinguished by its pleasing, symmetrical Victorian façade.

Stone pillars frame the entrance to the front driveway which leads from Bamff Road to the front of the house. A flight of stone steps lead to the front door and a welcoming reception hall. The drawing room and sitting room are both large and beautiful rooms situated on either side of the hall. Both have elegant fireplaces, woodburning stoves and south-facing windows. The drawing room includes a library area with fitted bookshelves whilst the sitting room has natural timber panelling around its windows giving the room a cosier atmosphere. At the rear, the kitchen is equipped with an AGA, gas hob, and space for informal dining, with a hatch connecting to the sitting room. A WC and shower completes the ground floor.

Upstairs, a bright landing gives access to four bedrooms. The principal suite includes a dressing area and shower room, while bedroom two has a wall of fitted wardrobes. Bedrooms three and four share the main bathroom. Additional storage space is in the attic, the basement, and a substantial lean-to extension at the rear. This area is currently used as utility space and includes a laundry room, boiler room, garden stores, and garaging.

Garden
The garden at Eastfield is a highlight, with mature copper beeches, rhododendrons, azaleas, magnolias and clematis amongst many other well established trees, shrubs and herbaceous plants. In front of the house the garden is terraced and to the west of the driveway bluebells and poppies are amongst wildflowers in the woodland in spring. There is vehicular access to Strathmore Terrace via double gates in the wall at the top of the garden.
