Location

Foldgate Cottage is located to the south west of Reepham, charming rural town with a weekly market that was established in 1277. The distinctive market square is host to antiques fairs, and is the focal point of the town with the imposing Dial House, the neighbour of The Old Bakery, a boutique bed and breakfast and host to ‘Bread Source’ artisan bakers and cafe, a delicatessen, butchers, public house, florist, gift shops, antique shops and post office. Beyond the market place is a Co-op & Spar, further antique shops, news agent, health care centre and cafes including the Railway Station, on the edge of the Marriots Way, a public owned 26 mile long disused railway between Norwich and Aylsham, providing excellent walks. The town has become renowned for its state education, with a highly regarded primary school, and an ‘outstanding’ secondary school with sixth form college.

The town of Aylsham is about eight miles and also has a lovely market square, with the national trust owned Blickling Estate to the north-west of the town. There are also excellent shopping facilities.

The cathedral city and regional centre of Norwich is about 11 miles.

Description

Foldgate Cottage enjoys a lovely setting, in gently undulating countryside with a real sense of peace and quiet.

The period cottage has evolved over the years, with additions to what would originally have been farm workers cottages. These changes and additions included extensions and remodelling, with the addition of a conservatory, and ground floor rooms such as open plan kitchen and breakfast room, and the opening up of a sitting room with woodburner. The ground floor is completed by a bedroom and bathroom, together with snug leading into the conservatory, which is south to west facing and looks out over the garden.

Upstairs are two bedrooms, with views out over the gardens and countryside, together with a first floor WC.

The house has been let for many years, so would benefit from investment with a high degree of scope given the location.

Outside
A defining feature of the house are the garden it enjoys. A low brick and flint wall leads initially into a gravelled parking area, and round to the garage. A pedestrian gates through the wall opens to a paved area leading up the house, being on the south of house and directly out from the kitchen, it makes for an ideal spot for outside dining. The gardens then open out to the west, to sweeping areas of lawns, through well stocked flowerbeds, leading to more wild areas beyond and hedged boundaries.

Much like the house, the gardens have tremendous potential.
