Description
Glenearn, 4 High Street, Edzell is a stunning house, which is beautifully presented and sits in the centre of the village, within its own attractive and enclosed gardens. Believed to date from 1861, it is a pretty stone built and detached house, with a slate roof. While retaining much of its original character and features, it is a house which, since 2012, has benefitted from considerable improvements and refurbishments. These have included double glazing, as well as refurbishment of the kitchen and bathrooms. In addition a new boiler was installed as recently as 2024. It is an ideal family house and with three downstairs reception rooms is perfect for entertaining, particularly with double doors linking the dining room and living room. Planning consent was granted in 2011, since lapsed, to replace the attached greenhouse with a sun lounge. The house retains original features such as panelled doors and there are cornicings in the vestibule, hallway, reception rooms, landing and bedrooms, as well as centre roses in the reception rooms, and window shutters in the bedrooms. In 2022 the bay window in the living room and part of the roof over bedroom 2 were renewed following tree damage after a storm.
Gates from the High Street open onto a gravelled drive, with low level lighting, which leads up to gravelled parking and turning at the front of the house and the garage situated to the side. A wooden front door opens to a vestibule with a picture rail and tiled floor. An inner partially glazed door opens to a welcoming hallway with a dado rail, staircase to the first floor, and again with a tiled floor. To one side is an impressive double aspect living room with a bay window, window shutters, recessed shelves and two wall lights. Double opening doors link through to the dining room, again with window shutters. On the other side of the hallway is an elegant sitting room, with a fireplace with wooden mantel, shelved cupboard, wooden floor and a glazed door with shutters to the lean to double glazed greenhouse with power and light, and which links to the garden. The fully fitted kitchen has Drumoak Kitchens wall and floor units with granite worktops, an under counter NEFF fridge, NEFF dishwasher, sink, two oven AGA, wine fridge and breakfast bar, together with Karndean flooring and a walk in shelved larder. Beyond is a utility room with fitted units with wooden worktops, a Lec fridge/freezer, Bosch washing machine, AEG dryer, Belfast sink, tiled floor and door to the garden. Adjacent is a useful downstairs shower room with washbasin and WC, and a boot room/gym (previously used as a bedroom) with a back door.
The staircase, with a wooden handrail, leads up to a first floor landing with a hatch and attic ladder to floored roof space with a Vaillant wall mounted boiler. There are four bedrooms and a study/additional bedroom. Bedroom 2 is double aspect, as is bedroom 3 which has fitted wardrobes, while bedroom 4, currently used as a dressing room, has fitted shelves and cupboards, one housing a hot water tank. The partially tiled family bathroom has a free standing bath, circular washbasin with vanity unit and a WC. There is a separate shower.
The charming garden in front of the house is enclosed by walls and a high hedge and includes a lawn and shrub borders. To the south side of the house, behind a hedge, is a sheltered side garden with lawn, shrubs, raised planters and a paved area, ideal for sitting out and barbeques. On the other side of the house is a garage, built of harled brick and stone with a slate roof, concrete floor, up and over door, power and light.
