Kilronaig is situated on the south shore of Loch Rannoch and has uninterrupted views over the water to the hills beyond. The house owns a private piece of water frontage separated from the garden only by a single track road so it is ideal for anyone who enjoys fishing, swimming, paddle boarding and boating. There are lovely walks around the loch, into the hills and through the surrounding native woodland. The nearby Black Wood of Rannoch is one of the largest areas of ancient pine forest in Scotland and is home to a rich variety of plants and wildlife. Kilronaig is well placed for visiting highland Perthshire’s landmarks and towns: Pitlochry, Aberfeldy, Kenmore, The Queen’s View, Schiehallion and Ben Lawers and lochs Tummel and Tay are to name just a few.

There is a village shop, Post Office, medical centre and primary school in Kinloch Rannoch (3.5 miles). Pitlochry (28 miles) and Aberfeldy (20 miles) both have supermarkets and local professional services as well as shops and cafés. Aberfeldy’s Birks Cinema and Pitlochry’s Festival Theatre both run busy programmes and are central to the local communities. The A9 at Pitlochry provides fast access north and south and trains run regularly from Pitlochry to London and Inverness. Rannoch Station (14 miles) connects to Fort William, Glasgow and London.

Description

Kilronaig was once a row of little cottages that also incorporated a school and schoolhouse. Today it is one property which has a perfect mix of cosy traditional rooms and modern open plan living spaces.

In 2013 a timber clad porch/bootroom was added to the front creating a bright front entrance. At the same time a new living/dining room was added at the rear of the house. Connecting both the kitchen and the sitting room, the new living room is ideal for family and friends to spread out. It has space for comfortable seating and a dining table, all warmed by a central wood burning stove. Plenty of glazing means this room is filled with light and has lovely views over the garden.

The sitting room has a very different atmosphere with exposed stone walls, timber beams and a large fireplace creating a warm and cosy atmosphere. A picture window frames the loch and this is the perfect place to watch weather and wildlife move across the water at all times of year. The kitchen is open to the living space and has an electric AGA with induction module. Three double bedrooms a bathroom and a shower room are situated at the west end of the house.



Outside
The garden extends to approximately 0.45 acres, enclosed mainly by post and wire fencing. A pedestrian gate leads directly into neighbouring woodland, offering immediate access to scenic walks, whilst another gate leads to the lochside. The property includes about 0.2 acres of private loch frontage, with riparian rights, and a rocky beach providing easy access to the water. Kilronaig also has a timber garage and garden sheds.

Directions

From Perth, travel north on the A9 and exit just after Pitlochry onto the B8079. After approximately 1.5 miles, turn left onto the B8019 and continue past Queen’s View and Strathtummel to reach Kinloch Rannoch. From the village, take the south Loch Rannoch road; Kilronaig is located on the left after approximately 3.5 miles.
