The Birchen is located on Woodlands Meadow which is a quiet no-through road in the sought after area of Rosemount. The house is part of a peaceful, neighbourly community and is ideally placed for access to the town centre as well as Blairgowrie’s well known golf course which is a half mile walk away.

Blairgowrie is a busy rural town with a very good selection of shops and professional services including supermarkets, restaurants, medical centres and a cottage hospital. Perth and Dundee are both within 18 miles and have a wider range of shops and amenities as well as museums and theatres. The Birchen is well situated for commuting to both and is also ideal for those who enjoy the outdoors. There are three golf courses at the Blairgowrie Golf Course, together with three courses at Alyth and an 18 hole course at Dunkeld. Blairgowrie is 26 miles from the ski slopes of Glenshee, while the Perthshire hills and Angus Glens are both equally accessible. Fishing is available on nearby rivers including the Ericht, Isla and Tay.

There is primary and secondary schooling in Blairgowrie with private education available at Craigclowan, Glenalmond, Strathallan and The High School of Dundee, which are all within about 25 miles. There are train stations at Perth, Dundee and Dunkeld. Dundee Airport has direct services to London Heathrow, while Edinburgh Airport has a wide range of domestic and international flights.

Description

The Birchen was constructed in about 2008. It has an attractive mix of traditional and contemporary features with white rendered walls, a slate roof and dormer windows providing the framework for a bright modern interior. At the centre of the house is a welcoming double height reception hall with a galleried landing above. The sitting room spans the width of the house with a south facing bay window looking out to the front of the house and a double sided wood burning stove set into the wall so that it can warm the adjacent dining room too. Double doors from the sitting room open to the dining room on one side and to the garden room on the other, enabling the main reception rooms to connect perfectly for entertaining. The garden room is also a lovely place to dine in the summer. The kitchen has space for a small table and links to the utility room with a door to the undercover walkway by the garage. On the ground floor there is also a study and a WC. The first floor has a lovely bright galleried landing. The main bedroom suite has a dressing area and an en suite bathroom with shower. Three further bedrooms on the landing are serviced by a shower room, whilst the surprisingly large bedroom 2 (which is above the garage) has an en suite shower room. Being slightly separate from the main landing, this bedroom works well for guests or as an office.

Outside
The Birchen is set in about 0.36 acres of garden. There is a paved parking area at the front of the house and the remainder is mainly lawn edged with a variety of carefully chosen plants and shrubs. There is a terrace beside the garden room and a pedestrian gate from the garden opens directly onto a footpath that leads up to Woodlands Road. The double garage is attached to the main house by a covered walkway which leads to the back door and rear garden.

Directions

From Perth take the A94 towards Coupar Angus. In Coupar Angus take the A923 north towards Blairgowrie and continue for 3.5 miles. Continue along Coupar Angus Road through Rosemount and take the 4th road on the left, Woodlands Meadow. Follow this road right to the end until it turns sharply to the right and arrives at The Birchen.
