Property Description

A well-presented early 19th-century country home pleasantly positioned within mature grounds and with the benefit of recent and extensive restoration. Quoting €450,000 on 1.192 acres (0.48 hectares) or €650,000 on 15.83 acres (6.38 hectares). All just a 9-minute drive from the Kildare Village junction 13 on the M7 motorway.
Built in the early 1800’s Springfield House first comprised of a single storey and was originally The Rectory for the nearby Church of Ireland. In the late 1800’s a second storey was added, which was accessed from an exterior staircase. It is possible Springfield House may have been in use as a Coaching Inn at this time, with independent access to guest accommodation on the upper floor.
In 1947 the present owners purchased Springfield House and have since enjoyed it as a comfortable family home. Now reluctantly selling after circa 75 years. An extensive and sympathetic restoration was carried out in 2013. The house now benefits from a B3 Building Energy Rating, extremely rare for historic homes and of great saving with heating efficiency.
Inside a large reception hall with original clay chequered tiled flooring and opens into a stair hall, which has a carved timber staircase to the first floor and leads to the family room, study, a large kitchen, and a cloakroom with a WC. The family room has a marble fireplace with an open grate and vinyl flooring. The study or den and has a large arched feature fireplace with a wood stove and vinyl flooring. The large arch re-discovered during the restoration works.
The kitchen is large with a large picture window and exterior door on the southern aspect opening into a private courtyard. There are a range of fitted timber wall and floor cupboards with an integrated stainless-steel sink, electric cooker, electric hob, extractor fan, fridge freezer, dishwasher and a washing machine. Upstairs there are four bedrooms and a family bathroom. One bedroom possibly suited as a home office. The bathroom has a fitted bath with a tiled surround, tiled flooring, a pedestal wash-hand-basin and a WC. Three of the bedrooms have polished timber flooring. The fourth bedroom is carpeted.
A result of the restoration works is a well-insulated home with the benefit of a good roof and updated services and heating. The oil-fired central heating now from an efficient condensing Grant boiler with modern quadruplex piping. Although not connected there are good broadband providers in the area, easily allowing home working. A substantial farmstead with a range of corrugated steel-clad sheds offers great storage and possible scope as a workspace, for hobbies, or indoor playing. There is independent access from the road to the western side of the farmstead, or it can be accessed directly from the enclosed courtyard next to the kitchen. The courtyard faces south and could be a super enclosed garden and is directly accessible to the house from the kitchen. Outbuildings provide storage and include the boiler house.
The gardens are laid out to the eastern side of the house with access from the small quiet side road. A gravelled forecourt leads to the courtyard. Lawns interspersed with mature trees, lead to an old apple orchard. The gardens are quiet and tranquil.

Nearby Rathangan town is just 2.3 miles (3.8 km) away or a 6-minute drive and straddles both the Grand Canal and the Slate River. Town amenities include traditional pubs, a pharmacy, grocery store, tennis club, primary and secondary schools, and petrol station. Larger town facilities are available in Kildare town, just 5.1 miles (8.8 km) away or a 9-minute drive and include the well-known Kildare Village retail shopping outlet. A station provides access to the Dublin/Limerick railway. Redhills Riding Stud, The National Stud, Japanese Garden’s and The Curragh racecourse are all within 8 to 12 minute driving distance. Newbridge College is a 24-minute drive (10.4 miles or 16.7 km).
