Property Description

With a history spanning more than a thousand years, Norsholm Estate is one of the most remarkable and distinguished country estates in Östergötland. Set where the Motala River flows into Lake Roxen, overlooking the Göta Canal, this exceptional property offers a rare combination of historical significance, natural beauty, and modern comfort.

Just outside the village of Norsholm, the estate unfolds across a cultural landscape of expansive farmland, picturesque grazing meadows, and thriving woodlands. The estate's extensive shoreline along the Motala River, together with the impressive engineering works of the Göta Canal, ensures that shimmering water is an ever-present feature of daily life. The surrounding countryside is a paradise for hunting enthusiasts, with abundant populations of roe deer and fallow deer.

The setting is both private and highly accessible. While the estate enjoys a peaceful position on the banks of the Motala River, it lies within easy reach of both Norrköping and Linköping, offering excellent transport connections and convenient access to international airports.

Historical Significance and Architectural Elegance

Norsholm Estate traces its origins to the Middle Ages, with the former episcopal estate of Munkeboda first documented as early as 1178. Following centuries of development as a royal estate, noble manor and country residence, the property reached its architectural pinnacle with the present main residence, constructed between 1865 and 1866 to designs by renowned Swedish architect Axel Kumlien.

The magnificent Corps de logis, extending to approximately 800 square metres, comprises 22 rooms, including 10-12 bedrooms. Its elegant, symmetrical façade with generous windows fills the interiors with natural light, while period details such as panelled doors, hand-blown window glass, intricately crafted door surrounds and traditional tiled stoves create an atmosphere of timeless refinement. The main floor offers grand reception rooms, formal salons and a dining room, providing exceptional spaces for entertaining on a large scale. The upper floors accommodate private family quarters and guest suites, many with balconies and panoramic views over the surrounding landscape and waterways. Beneath the house, beautifully preserved vaulted cellars offer a fascinating glimpse into the estate's past, housing the original manor kitchen, pantries, wine cellar and servants' quarters.

Gardens, Guest House and Waterside Setting

The estate also includes a wing building, a residence of approximately 200 square metres, now serving as a guest house, together with a substantial adjoining storage building. Within the gardens stands an impressive orangery designed around the turn of the twentieth century by the celebrated architect Professor Isak Gustaf Clason. Inside, century-old grapevines still continue to flourish.

The landscaped park is a peaceful sanctuary featuring tree-lined avenues, mature deciduous trees, fruit trees, elevations and terraces. A charming old playhouse remains as a reminder of generations of family life, and by the water's edge, a spacious terrace offers spectacular views across the shimmering waters.

Farm Buildings and rental housing

The estate's agricultural buildings are arranged in a traditional four-wing courtyard formation, constructed primarily in timber and maintained with durable tile and sheet-metal roofs. Additionally, the grounds offer a carriage house, a substantial four-storey warehouse and a stable that retains both its original fittings and a modern section with three horse boxes. The remaining farm buildings have been converted into garages, workshops and storage facilities, several currently leased to different businesses.

In the area of the farm building, the property also contains two additional rental housing, and are divided into four flats for living.

Land

The estate comprises approximately 140 hectares of arable land, laid out in large, efficient fields. Around 68 hectares of grazing land are situated largely within a protected nature reserve, recognised for its valuable natural habitats, cultural heritage and extensive waterfront. Most of the pasture qualifies for supplementary agricultural support under current EU schemes.

According to the forest management plan prepared in 2025, the estate also includes 168 hectares of productive woodland. Timber volume for 2026 is estimated at approximately 26,240 cubic metres standing volume, including annual growth. Average site productivity is calculated at 7.2 cubic metres per hectare annually, with total yearly growth estimated at approximately 1,010 cubic metres.

Hunting and Fishing

The estate's varied landscape and extensive waterfront create excellent conditions for wildlife. Healthy populations of fallow deer, roe deer, moose and wild boar make Norsholm an outstanding sporting estate, while the open waters of the Motala River provide opportunities for waterfowl hunting. The total area of the property is about 567 ha, including the great water area.

Norsholm also includes extensive private water rights extending into Lake Roxen, together with a small island belonging to the property. Along the Motala River, the estate's water extends for approximately one kilometre towards the centre of Kimstad, encompassing a significant portion of the river itself. Much of the water area is currently subject to commercial fishing leases.

An Exceptional Country Lifestyle

Norsholm Estate offers an extraordinary opportunity for those seeking the very best of country living: a historically important estate where architectural heritage has been carefully preserved while modern comforts have been seamlessly integrated. Here, centuries of history meet breathtaking landscapes and ever-present water, creating an exceptional setting for both private family life and distinguished entertaining.

With origins dating back to the ninth century and surrounded by one of Sweden's most captivating landscapes, Norsholm Estate is a place where history, elegance and quality of life exist in perfect harmony.
